Price is the first question almost everyone asks us, and it is a fair one. The honest answer is that it depends on the size of your home and how much you want it to do. So instead of one number, here are the real ranges we quote in Dubai, based on more than 100 projects. Demand keeps rising too, as Dubai's smart-city push means more homes are now built automation-ready[2].

Smart home cost by home size

These are typical installed prices, including hardware, wiring, programming, and the app on your phone.

  • One room (starter): AED 2,000 to 5,000. Smart lighting or AC control in a single room. A good way to try it before you commit.
  • Apartment (full): AED 8,000 to 15,000. Lighting, climate, a smart lock, and a few cameras across a 1 to 3 bedroom flat. Usually done in 2 to 4 days.
  • Villa (essentials): from AED 30,000. Lighting, AC control, security, and a gate across the main areas.
  • Villa (fully wired): AED 150,000 to 250,000 and up. Every room, plus home cinema, audio, pool, and energy, on one system.

What changes the price

Two homes of the same size can cost very different amounts. Here is what moves the number:

  • How many rooms you cover. Cost tracks the number of rooms and devices more than the floor area.
  • New build or retrofit. Wiring a home during construction is 60 to 70 percent cheaper than opening finished walls later. New Dubai buildings must also meet the Al Sa'fat green building rules, which reward energy-smart design[3].
  • The brand you choose. Wireless systems like Aqara cost less than a wired KNX or Lutron backbone. A Crestron or Savant villa sits at the top end.
  • Which systems you add. A home cinema, pool control, or solar and battery storage each add a clear line to the quote.
Apartment or villa: a quick guide

If you rent an apartment, start wireless. Devices clip on without drilling, and you take them with you when you move. A comfortable setup runs AED 8,000 to 15,000.

If you own a villa, decide early. Pre-wiring during construction is far cheaper and cleaner than a retrofit. If your villa is already finished, wireless retrofits still work well and avoid the mess.

A five bedroom villa paying AED 4,000 a month on DEWA in summer can save AED 800 to 1,200 a month once smart AC and lighting control are in. That pays for a good part of the system inside two years.
Do not forget running costs

The install is a one-time cost. After that, budget around 5 to 10 percent of the project value a year for maintenance and support if you want a plan. Many clients skip the plan and just call us when they need us.
