What villa access control actually covers.
Most Dubai villas end up with four ways in, and none of them talk to each other. A gate motor with a remote that only works if you hold it out the car window. A deadbolt a locksmith fitted one summer. An intercom handset that rings into an empty kitchen. And a WhatsApp group where the cook, the cleaner and the gardener all use the same four digits.

It holds together until it doesn’t. The cleaner leaves and takes the code with her. Your parents land at 2am and nobody thought to text them the PIN. The Aramex driver tries twice, gives up, and the box goes back to the depot.

It starts with a free survey. We walk every door, pillar and pedestrian gate with you and measure the leaf widths, because a 4-metre sliding gate in Emirates Hills needs a different motor from a twin swing gate in Springs. We photograph the fire-alarm panel so we know where to tap the Civil Defence fail-open contact, and we check the Wi-Fi at each reader position. Signal at the front door tells you nothing about signal at a gate pillar 30 metres down the drive.

Then we handle the paperwork. Your compound no-objection letter goes in through Emaar One, My Nakheel, Damac Living or the Meraas portal, whichever applies, with the drawings, electrical load, SIRA licence copy and product datasheets submitted together rather than piecemeal. That is usually 7 to 15 working days. If you rent, we draft your landlord consent letter under Dubai Law No. 26 of 2007 Article 19 in the same week.
On install day a two-technician crew runs armoured cable to the gate pillar and fits the control box on the shaded side, which matters more than it sounds when surface temperatures hit 70 degrees in July. The fire-alarm dry contact is wired into the access panel so every electric lock and gate motor releases on a confirmed alarm. We do not touch your Hassantuk system, we only take the clean signal it already provides.

Staff are enrolled in front of you, each with a signed PDPL consent form. Every door keeps a mechanical thumb-turn for free exit, whatever the software says. You finish with one app, one staff roster and an audit log per door.

Your handover folder holds the SIRA certificate, the TDRA approval stickers photographed per device, ECAS paperwork for every mains item, the Civil Defence fail-open test sheet, the PDPL consent forms, admin credentials and a 12-month AMC covering battery swaps and one emergency unlock callout. If you want monitoring, we pair the system to Dubai Police Smart Home Security from AED 147 a month, so a forced door or a duress code reaches a 24/7 command centre in Al Muraqqabat while you are still on the plane.

Imported 915 MHz gear never legally worked here. TDRA does not licence that band in the UAE, and no local dealer will support it.
Every remote runs TDRA-approved 433 or 868 MHz, with the approval sticker photographed per device in your handover folder. Replacements are stocked in Dubai.
The Wi-Fi drops for an hour
Cloud-only locks stop answering the app. You are back to a physical key, assuming you still carry one.
PIN, fingerprint and Apple HomeKey all work locally on the lock itself. Matter-over-Thread keeps the gate reachable without the internet.
You enrol the nanny’s fingerprint
Biometric templates end up on a guard’s laptop or an overseas server. Under the UAE PDPL that is your liability, not the installer’s.

How to set up staff access without sharing keys.

Six steps a Dubai villa owner can complete with a SIRA-licensed installer in one visit.
  1. Book a free site survey and capture every door and pillar.
    A SIRA-licensed engineer walks every villa gate, front door, side gate, maid’s room, garage and pedestrian door with you. We measure leaf widths, photograph the Hassantuk fire-alarm panel and check the Wi-Fi signal at each reader position.
  2. File the compound NOC through Emaar One, My Nakheel, Damac Living or Meraas.
    We submit the drawings, electrical load, product datasheets, the SIRA licence copy and insurance in one package. Typical approval is 7 to 15 working days. On rented villas we also draft the landlord consent letter under Dubai Law No. 26 of 2007 Article 19.
  3. Fit a HomeKey smart lock and TDRA-approved gate motor remotes.
    We install an Aqara U200 or Yale Assure 2 Plus at the front door with Apple HomeKey. The gate motor pairs with a Shelly Plus 1, CAME Connect or BFT U-Link module so you can open it from Heathrow or Gurgaon. Every remote runs at 433 or 868 MHz, never US 915 MHz.
  4. Wire the Dubai Civil Defence fail-open release into every electric lock.
    We tap the clean dry contact your Hassantuk fire alarm panel already provides and run it into the access controller. On a confirmed fire alarm the strikes release and the gate motor unlocks mechanically inside three seconds. We test it in front of you with a walk-through alarm trigger.
  5. Enrol staff on face, fingerprint and PIN with PDPL consent on paper.
    Every face and fingerprint is enrolled in front of you with a signed PDPL consent form. Parents sign for any family member under 18. Templates stay on UAE-region cloud or on-prem, never on a guard’s laptop. Deletion within 30 days when someone leaves.
  6. Create a PIN per role with time windows, then link Dubai Police Smart Home Security.

Are smart locks legal in Dubai?

Yes, smart locks are fully legal in Dubai villas and apartments. If you own your home, you can fit any TDRA-approved lock with no extra permission. If you rent, Dubai Law No. 26 of 2007 Article 19 says you need your landlord's written consent, which we draft for you. A villa lock on its own does not need SIRA approval, but any lock connected to a community CCTV system or a monitored alarm should be a SIRA-listed model like Aqara U200, Yale Assure 2 Plus, Suprema or ZKTeco. We only fit SIRA-listed SKUs on monitored plots.

Do I need community approval to fit an automatic gate?

Yes, every Emaar, Nakheel, Damac and Meraas community requires a no-objection letter before you change a gate. The Arabian Ranches community office, Palm Jumeirah ECM, Damac Living and Jumeirah Islands office all have their own form. We file it for you through Emaar One, My Nakheel, Damac Living or the Meraas resident portal, with the drawings, electrical load, SIRA licence copy and product datasheets in one submission. Approval usually lands in 7 to 15 working days. Community modification fees run AED 0 to AED 2,500 depending on the estate. You do not call the guard, we do.

Can tenants install a smart lock in Dubai?

Yes, tenants install smart locks every week in JVC, Mirdif and Business Bay, under Dubai Law No. 26 of 2007 Article 19. The trick is a reversible fit. We pick an Aqara U200 or U100 that sits over your existing Euro-cylinder without drilling, keep the original cylinder bagged and labelled for move-out day, and fit an Aqara G4 battery doorbell with 3M tape rather than screws. We draft the landlord NOC for you so you have it on paper. When you leave, we swap everything back in under an hour for AED 600.

Is my biometric data safe under the UAE PDPL?

The UAE Personal Data Protection Law treats face and fingerprint templates as sensitive personal data that needs explicit written consent from every enrolled person, a stated retention period, and a 30-day deletion SLA when someone leaves. We capture a signed PDPL consent form for every face and every fingerprint we enrol, including the nanny, the cook and any family member under 18 where a parent signs. What happens to my gate and lock during a DEWA power cut?

Your front door still works. Smart locks from Aqara, Yale and Suprema run on batteries for 8 to 12 months, so a DEWA trip in July does nothing to the lock. Your gate motor is the one to plan for. We fit a DC controller on every CAME, BFT, FAAC or Nice motor with a battery pack that gives 8 to 20 cycles through a blackout, for AED 600 to AED 1,500 extra. Every motor also has a manual release key inside a weatherproof box on the pillar, so you can push the gate open by hand if the backup ever drains.

Do I need a SIRA-licensed installer for a villa?

Not strictly for the lock itself, but you want one anyway. SIRA licensing is mandatory for any access system tied to CCTV or a monitored alarm, so the moment you add cameras or Dubai Police Smart Home Security, your installer must be a SIRA-licensed company with SIRA-certified technicians. We are both. The SIRA Certificate of Compliance goes into your handover folder. On a standalone front-door lock in a JVC apartment you could technically use any handyman. We still send the same SIRA-badged engineer, because the paperwork follows you if you sell the villa.

Can my smart gate link to Dubai Police?

Yes, through Dubai Police Smart Home Security, from AED 147 a month on a three-year plan. The link does not run through the gate motor directly. It runs through the access panel, the alarm hub and the door sensors, so a forced front door, a duress code or a tamper alert at the gate reaches a 24/7 command centre. A verified event triggers a real Dubai Police response. The one-year plan is AED 311.85 a month, the three-year commitment is AED 147 a month, and a one-off hardware buy is AED 3,261.30. We enrol you on install day.

How long does a full install take start to finish?

Around three to four weeks from the site survey to the handover, depending on your community. The site survey itself takes 45 to 90 minutes. The compound NOC on Emaar One, My Nakheel, Damac Living or Meraas is 7 to 15 working days. Hardware procurement is 5 to 10 working days for in-stock items like Aqara, Yale and CAME, and up to 3 weeks for a DoorBird V4A on Palm Jumeirah. The physical install is 1 to 3 days on a villa, 4 to 8 hours on an apartment. Handover and training with you and your staff takes one more afternoon.

Which smart locks are SIRA approved in Dubai?

SIRA approval matters in two situations: a holiday home, or a lock tied into a monitored alarm or community CCTV. For those we fit SIRA-listed models only, and for a licensed holiday home the lock also has to talk to Dubai's Keyless system, which rules out most locks bought abroad. A lock ordered off an international site will usually fail inspection no matter how good the hardware is, because approval covers the certification and the access-logging integration, not the brand name. For an ordinary private villa or apartment where the lock is standalone, you do not need a SIRA-approved model at all and we will tell you so rather than upsell you one.

Do holiday homes and short-term rentals in Dubai need a SIRA-approved smart lock?

Yes. A holiday home licensed by the Department of Economy and Tourism has to have a SIRA-approved smart lock connected to Dubai's Keyless system on the main entrance door, and handing guests a physical key no longer satisfies the rules. The point of it is guest registration and an access log the authorities can rely on. Expect roughly AED 500 to AED 1,000 for supply, fitting and activation on a standard apartment door. We handle the certification paperwork alongside the install, and if you run several units we will set them up under one admin account so check-in codes can be issued and expired per booking.

How much does a smart lock cost in Dubai on its own?

A supplied and fitted smart lock on an existing door is roughly AED 1,200 to AED 3,500 depending on the model, and about AED 500 to AED 1,000 for a basic SIRA-approved holiday-home lock. A HomeKey-capable lock such as the Aqara U200 or Yale Assure 2 Plus sits in the middle of that range, and a UWB lock like the Aqara U400 or a biometric mortise unit for a villa main door sits at the top. Our AED 4,500 starting figure is for a full apartment package: the lock, a video doorbell, app setup, staff codes and the handover. Can I open my villa gate from my phone when I'm overseas?

Yes, any modern gate motor pairs with a Wi-Fi or 4G relay for worldwide control. We fit a Shelly Plus 1, CAME Connect or BFT U-Link module on your CAME, BFT, FAAC or Nice motor for AED 1,200 to AED 2,000 including the relay. Once it is live, your iPhone opens the gate from Heathrow, Gurgaon, Geneva or anywhere. It works with Apple Home, Google Home, Siri and Alexa. If the Wi-Fi at the villa drops, a Matter-over-Thread fallback and a 4G SIM in the relay keep it reachable on bad-signal days.

Does Apple HomeKey work on smart locks in the UAE?

Yes. The Aqara U100, U200, U300 and the UWB-based U400 all add a Home Key to Apple Wallet in the UAE. You tap your iPhone or Apple Watch on the lock to open, without unlocking the phone first. The Aqara A100 Pro adds a Euro-cylinder fit for off-plan Emaar, Damac and Nakheel villas. Level Lock+ and select Yale Assure 2 Plus SKUs also support HomeKey where available. We set up the Home Key inside your Apple Home app on install day and add your spouse, kids and driver as keys with the right permissions.

Can I give my cleaner a code that only works on Tuesdays from 9 to 1?

Yes, exactly that. We set the cleaner a unique PIN on your Aqara U200 or Yale Assure 2 Plus with a window of Tuesday 09:00 to 13:00, using the Aqara Home, Yale Access, Salto KS or TTLock admin view. Every entry logs to her name with a timestamp. If she does not arrive, the code does not work outside those hours. If she quits, you revoke the PIN in one tap from your phone, without changing anybody else's code. Your driver, cook, gardener, nanny and one-time delivery friends each get their own, on their own schedule.

What's the difference between DoorBird, Akuvox and Aiphone?

DoorBird is German-made in 316L stainless steel for Palm Jumeirah salt air, native Apple Home, from around AED 7,200 installed. Akuvox is the mid-tier, strong on Android households and SIP intercom for villa estates, from AED 5,500. Aiphone GT is the commercial workhorse you see in Downtown and Business Bay apartment blocks, chosen when the developer standardised on it. For a Palm or Emirates Hills villa we default to the DoorBird D2101KV V4A. For Dubai Hills, Arabian Ranches and JVC villas the Akuvox R20B is excellent value and works with Apple, Google and Alexa on day one.

Is CAME or BFT better for a Dubai villa gate?

Both are good, both are Italian, both have strong UAE distribution. CAME has the widest spare-parts depth, so a part order through Damac Hills or Emirates Hills usually arrives next day. BFT often wins on price and on heavy sliding gates above 600 kg, which matters on corner plots in Meadows and Arabian Ranches. FAAC is the third option we specify on underground and hydraulic jobs. For a standard twin-leaf swing in Dubai Hills or Al Barsha, pick the installer's 12-month AMC plan first, then the brand. All three are TDRA-aware and ECAS-certified.

Does face recognition work if my wife wears hijab or the nanny wears sunglasses?

We only fit multi-modal terminals like the Suprema X-Station 2 or FaceStation F2, which accept face, card, PIN and mobile credential in one tap. Not literally, the community apps like Emaar One, My Nakheel and Damac Living are resident-only and have no third-party API. What we build instead is a compound handshake. How many staff PINs can a smart lock store?

Plenty for a real household. The Aqara U200 stores 100 fingerprints and up to 500 PINs. The Yale Assure 2 Plus stores 250 PINs. The Suprema BioEntry W3 stores 10,000 fingerprints and 500,000 cards for estate-scale properties on Palm Jumeirah or Emirates Hills. In a typical Dubai Hills villa we use 7 slots on day one, cleaner, driver, cook, gardener, nanny, one guest slot and one delivery slot, with plenty of headroom for a weekend housekeeper, a pool technician and a DEWA meter reader. Each PIN is named, windowed and logged, not a shared four-digit code.

Will a smart lock survive Dubai heat and direct sun?

Only if it is specified for it, and this is where most self-bought locks fail. A west-facing villa door or an exposed gate keypad sees surface temperatures well above 60 degrees in July, plus blowing sand and salt if you are anywhere near the coast. Plenty of well-reviewed locks are rated for indoor use and will warp, fade or cook their electronics on an unshaded Dubai door. On any exposed position we specify IP65 or better with a metal faceplate, and we check the sun path on survey day. A door under a deep porch in Arabian Ranches has completely different requirements from an unshaded pedestrian gate in Mirdif, and pretending otherwise is how you end up replacing hardware in year two.

What happens if the smart lock battery dies while I'm out?

In practice it does not happen without plenty of warning. A good lock runs 8 to 12 months on a set of batteries and starts warning you in the app and with an audible beep weeks before it gives up. If it does go flat, you have three ways in: an emergency power terminal on the outside of the lock that takes a USB-C power bank or a 9V battery to give you enough charge to open, the mechanical key override we always keep working, and the spare cylinder key we bag and label for you on install day. We never fit a lock that leaves you with no mechanical way in, and battery swaps are covered under the 12-month AMC.

Can you fit a smart lock on a glass, aluminium or wooden door?

Usually yes, but the door decides the lock, not the other way round. Most Dubai apartments run a euro-cylinder mortise, which takes a retrofit lock that sits over the existing cylinder with no drilling, ideal if you rent. Villa main doors are often a wide-backset mortise that needs a full lock body swap. Aluminium and glass doors are the fiddly ones: they have narrow stiles, so they need a slim-profile lock designed for that, and a glass door usually needs a patch-fitting lock or a strike plate on the frame instead. Send us a photo of the door edge with the lock body visible and we will tell you what fits before anyone visits.

How do you handle the Emaar, Nakheel or Damac NOC?

We file the compound no-objection letter for you so you never sit on hold with the community office. On Emaar One in Arabian Ranches, Dubai Hills or Emirates Hills, My Nakheel on Palm Jumeirah and Jumeirah Islands, Damac Living in Damac Hills, or the Meraas resident portal for Jumeirah Bay and Bluewaters, we submit the drawings, electrical load, product datasheets, our SIRA licence copy and our insurance in one package. Typical approval is 7 to 15 working days. Community modification fees run AED 0 to AED 2,500 depending on the estate, passed through at cost. You sign, we submit, we chase.

How do you wire the Civil Defence fail-open release?

Every electric lock and gate motor we fit is wired fail-open for a fire alarm, which is what Dubai Civil Defence requires for residential egress. We tap the clean dry contact your Hassantuk fire alarm panel already provides and run it into the access controller and the gate motor power relay. On a confirmed fire alarm, the electromagnets drop, the strikes release and the gate motor unlocks mechanically, all inside three seconds. We test it in front of you on the day with a walk-through alarm trigger. We never touch the Hassantuk panel itself, only the signal it gives out.

Do you register my system with SIRA?

Yes, where SIRA registration applies. A standalone villa lock does not need SIRA registration, but the moment your access system is tied to CCTV, a monitored alarm or a compound CCTV link, we register the install on our SIRA company licence and log your SIRA-certified technicians on the job. Your SIRA Certificate of Compliance is issued in your name and filed in the handover folder. We never fit a non-SIRA-listed product on a monitored plot. If you upgrade from a plain lock to a full monitored stack later, the SIRA paperwork is retrofitted through the same number.

How do you capture PDPL consent for face and fingerprint?

On a one-page consent form per person, signed in front of you before we enrol a single template. Each form names the enrolee, states the exact purpose of the enrolment, names where the template is stored (UAE-region cloud or on-prem), states the 30-day deletion SLA when that person leaves, and lists the Data Subject Access Request process. Parents sign for any family member under 18, including your kids. The consent file is yours forever in the handover folder. When your cleaner or driver leaves, we delete their template within 30 days and send you a deletion confirmation.

Do you work with rented villas under Dubai Law 26 of 2007?

Yes, every week. Dubai Law No. 26 of 2007 Article 19 allows tenants to make modifications with the landlord's written consent, and we draft that letter for you at no extra charge. We only fit reversible hardware on a rented villa in JVC, Mirdif, Business Bay or Al Barsha. That means an Aqara U100 or U200 over the existing Euro-cylinder with no drilling, an Aqara G4 doorbell on 3M tape, and a keypad lock for the maid's room that screws into existing hinges. On move-out day we swap everything back in under an hour for AED 600 flat.

Can you retrofit my existing CAME or BFT motor?

Yes, we retrofit far more than we replace. If your CAME ATI, BFT Phobos, FAAC 412 or Nice Spin motor still has healthy bearings and gearboxes, we pair it with a Shelly Plus 1, CAME Connect or BFT U-Link module for AED 1,200 to AED 2,000, add TDRA-approved 433 or 868 MHz remotes to replace your old Dragonmart ones, and fit photo-beams and battery backup if they are missing. Your 9-year-old motor in Meadows or Springs keeps running, and your phone now opens it from Heathrow. Only motors with seized gearboxes or water-damaged control boards get replaced outright.

How do you test everything before you leave?

We run a 23-point commissioning test with you standing next to the engineer, not after. We open and close the gate 10 times to confirm cycle time and photo-beam safety. We test every smart lock with each enrolled face, fingerprint, PIN and HomeKey. We trigger the fire-alarm dry contact and confirm every electric lock drops open inside three seconds. We kill the Wi-Fi at the router and confirm Thread, Bluetooth and Matter fallbacks all still work. We revoke and restore a test PIN to confirm remote admin works. Then you sign the test sheet and the handover folder is yours.

Do you service Palm Jumeirah and coastal villas with V4A stainless hardware?

Yes, Palm Jumeirah, Jumeirah Bay, Bluewaters and Jumeirah Islands get V4A stainless kit by default. Salt air from the Gulf eats cheap stainless inside 18 months. We specify 316L V4A on every exposed fitting on a coastal villa, including the DoorBird D2101KV V4A intercom, the gate motor housing, the photo-beam posts, the keypad faceplates and the pillar-mounted ANPR camera enclosures. Cabling is UV-stable and armoured. The same stack in Emirates Hills or Arabian Ranches uses 304 stainless, which saves 20 to 30 percent on hardware cost. We spec the right grade on survey day.

My gate motor has stopped working. Can you repair it instead of replacing it?

Most of the time, yes. The usual culprits on a Dubai gate are a failed capacitor, a burnt limit switch, a photo-beam knocked out of alignment by a delivery van, a corroded control board after a few summers of humidity, or simply a flat backup battery. Those are repairs, not replacements, and it is worth saying that a motor is often fine mechanically long after the electronics have given up. We carry parts for CAME, BFT, FAAC, Nice and Centurion. If the motor is genuinely undersized for the gate, which we see a lot on gates that were widened or re-clad in heavier material, we will tell you that replacing it is the honest answer rather than selling you a repair that fails again in six months.

For locks we work with Aqara, Yale, Level and Igloohome, plus SIRA-approved holiday-home models where the licence requires them. Gate motors are CAME, BFT, FAAC, Nice and Centurion, all of which have real parts availability in Dubai, which matters far more in year three than the badge on the housing. Video intercom is DoorBird, Akuvox, Aiphone, 2N or Aqara, and on coastal plots we default to the V4A stainless DoorBird. Biometrics are Suprema and ZKTeco. We are not tied to a single manufacturer, so the spec comes from your doors, your community rules and your budget rather than from whichever brand pays the best dealer margin.
