Mediterranean-themed townhouses and villas around the lagoons off Hessa Street, many just handed over. We check the smart features that came with your home, then plan what is missing: AC control, guest lock codes, cameras, garden and Wi-Fi.

Dubai Smart Home designs home automation in DAMAC Lagoons, the Mediterranean-themed community on Hessa Street in Dubailand, and coordinates each job. We start by testing the smart features that came with your townhouse or villa, then plan the gaps: AC control, keypad locks with guest codes, cameras, garden and pool control, and Wi-Fi. Single upgrades start from AED 1,500.
What moves the price here: townhouse or villa, how much of the existing smart kit can stay, a private pool, and whether the home is still empty after handover.
DAMAC Lagoons is DAMAC Properties’ lagoon community on Hessa Street in Dubailand, opposite DAMAC Hills and separate from it. Its townhouses and villas sit in clusters named after Mediterranean places, such as Portofino, Nice, Costa Brava, Santorini, Malta, Morocco and Venice, around lagoons covering about 177,000 square metres. DAMAC describes the main collection as four and five bedroom townhouses alongside larger villas, with up to seven bedrooms in some clusters. Buyers are a mix of families who move in and investors who let their homes, some to long-term tenants and some to holiday guests.
The community is still being handed over. Portofino, Nice and Costa Brava are lived in, and DAMAC planned about 6,300 handovers here in 2026, against about 513 in 2025. DAMAC markets smart home technology for these homes, but it publishes no technical spec. So smart home installation in DAMAC Lagoons starts with a test of what your unit really has, and then fills the gaps. No published source confirms the cooling system for every cluster either, so we read your bill before choosing thermostats.
DAMAC markets smart home technology for its Lagoons homes, but no public spec says which devices go in which rooms. At the survey we test every switch, panel and app function you were handed, then plan around what works instead of starting again.
Investors buy in DAMAC Lagoons as well as families, and some let their home long term or to holiday guests. A keypad lock gives each tenant, guest, cleaner and gardener a code with its own dates, logs every entry, and lets you change codes from abroad.
DAMAC planned about 6,300 handovers in DAMAC Lagoons for 2026, up from about 513 in 2025. The empty weeks between handover and move-in are the cheapest time for cable, because it can run behind new joinery and curtain boxes before furniture arrives.
Published district cooling lists leave DAMAC Lagoons out, yet one owner guide shows a separate cooling charge. The answer decides the thermostat: fan coil units, the ceiling boxes that blow chilled air, need one kind, and a home’s own AC another. We check your bill first.
Costa Brava townhouses run over two or three floors, and the larger villas over three. One router by the front door rarely reaches a roof terrace or a camera at the back of the garden, so the plan puts a wired access point on each floor.
Some clusters are still being built, and one community guide warns early residents of equipment noise and cranes in view. Dust settles on terraces and blows in through open doors. A scene closes the curtains and runs the purifiers, and door sensors show what was left open.
Plug-in devices need no approval. Fixed or outside work may need DAMAC’s fit-out NOC, requested in the DAMAC Living app; we check at the survey and prepare it.
