Nobody has moved onto Palm Jebel Ali yet, which makes this the cheapest moment to plan. We read your Beach or Coral Collection plans, find what the handover spec leaves out, and line up lighting, climate, shading and gate control for move-in.

Dubai Smart Home designs home automation in Palm Jebel Ali for Beach and Coral Collection villas and Palm Central homes, starting before handover. We check what Nakheel’s spec includes, design lighting, climate, shading, cameras, gate and outdoor control around it, and coordinate the work once the keys arrive. Single upgrades start from AED 1,500.
What moves the price here: Beach or Coral size, how much the handover spec already covers, the outdoor and beach-side zones, and the platform. Palm Central apartments usually cost AED 4,500 to AED 45,000.
Palm Jebel Ali is Nakheel’s palm island off Dubai’s southern coast, about 25 minutes by road from Dubai Marina. Work started in 2002, stopped in the 2008 crisis, and picked up again after the island was relaunched in 2023. As of October 2026 nobody lives there. Villas are rising on 12 residential fronds: more than 700 on Fronds K to P, and 544 on Fronds A to F, where Nakheel targets completion in Q4 2028. Nakheel’s August 2026 release puts the first handovers in late 2026, running in phases through 2027. Some listings quote later dates, so plan around the one in your own contract.
For smart home design in Palm Jebel Ali, that changes the order of work. You are planning a house you cannot walk into yet. Beach Collection villas have five or six bedrooms in about 7,500 to 8,500 sq ft, with direct beach access. Coral Collection villas have six or seven bedrooms in about 11,500 to 12,500 sq ft. Both are sold on floor-to-ceiling glass and double-height spaces. Nakheel says smart-home features are part of the design, but it has published no list. So we read your spec sheet first, then plan what is missing before you furnish. A district cooling concession exists for the island, and we confirm what your villa actually uses.
Nakheel’s schedule starts handovers in late 2026 and runs them through 2027, with Fronds A to F targeted for Q4 2028. Your keys may come months after a neighbour’s. We use that wait to draw up the device list and cable schedule from your floor plans.
Nakheel’s April 2026 contract news said the villa designs include smart-home features. It did not say which brand, which rooms or which functions. At handover we test what was really fitted, check whether it accepts other brands, and plan new devices to join it.
Nakheel sells these villas on floor-to-ceiling windows and long beach views. The same glass lets in hard glare off the water. Motorised shading needs power and a fixing at each window head, so we mark those points before curtains are ordered and the walls are painted.
A district cooling concession has been signed for Palm Jebel Ali, but no published source says the frond villas connect to it. Fan coil units, the ceiling boxes fed with chilled water, need different controls from split units. We pick thermostats once your system is known.
Beach Collection villas open straight onto the sand, so anything outside lives in salty, humid air. Cameras, speakers and gate motors on the outside need coastal-rated housings and stainless fixings. Recorders, hubs and network switches stay indoors, in a cool cupboard with airflow.
The island will keep building around the first villas for years, and some owners will not move in straight away. Cameras, door sensors, leak alerts and AC you control from a phone let you keep watch over the house while the frond fills up around it.
Probably, for some work. Palm Jebel Ali has no published fit-out rules yet; the master developer’s rules will apply, and we prepare the paperwork once they are out.
