Nakheel’s Mediterranean and Moroccan-style villas in Nad Al Sheba 2 and 3, and big walled family homes with staff rooms in Nad Al Sheba 4. We design gate, camera, climate and lighting control for each, from one upgrade to a new custom build.

Dubai Smart Home designs home automation in Nad Al Sheba, from the Nakheel villas of Nad Al Sheba 2 and 3 to the walled private plots of Nad Al Sheba 4, and coordinates each job to handover. Typical work covers gate automation, cameras, AC control, lighting and Wi-Fi for big plots. Single upgrades start from AED 1,500.
Here the price follows the size of the plot, how many outbuildings the network must reach, and whether the walls are finished or still open. Nad Al Sheba 1 apartments usually cost AED 4,500 to AED 45,000.
Nad Al Sheba is a district of four numbered neighbourhoods off the Dubai-Al Ain Road, not one gated project. Nad Al Sheba 1 is the mixed one, with Meydan Racecourse, the Meydan Hotel, Nad Al Sheba Gardens and a few new apartment towers. Nad Al Sheba 2 and 3 hold Nakheel’s four and five-bedroom villas in Mediterranean and Moroccan styles, including the Nad Al Sheba Villas compound handed over in Q2 2018. Nad Al Sheba 4 is mostly private plots: two-storey Emirati-style homes behind boundary walls, with a driver’s room, storeroom and carport in the yard.
Each part calls for a different plan. Families have lived in the Nakheel villas for years, so most work there is a careful retrofit: AC control, cameras, a gate intercom and Wi-Fi that reaches the terraces. Private villas in Nad Al Sheba 4 run to 18,000 sq ft with outbuildings, so the network and intercom must cross the yard. Owners building on empty plots can still plan cable before the walls go up. We confirm the AC type at the survey, since most standalone villas here run their own units on the DEWA bill.
Nad Al Sheba 4 homes sit behind boundary walls, with carports for up to four cars. A gate controller and video intercom show who is outside and open the gate from your phone. The driver gets a code for the gate and garage only, logged each time.
Private villas here often have a driver’s room, a storeroom and a laundry block across the yard from the main house. An intercom station in each building saves walking back and forth in the heat. Door sensors flag a store left open overnight.
Bayut gives covered areas of up to 15,000 sq ft in Nad Al Sheba 2 and 3, and rentals of up to 18,000 sq ft in Nad Al Sheba 4. A router by the front door will not reach the upper terraces or the far garden. Cabled access points on each floor and outside will.
Nakheel handed over Nad Al Sheba Villas in Q2 2018, so ceilings are painted and families are living in them. Wireless switches, AC controllers and battery blind motors avoid chasing plaster. Some rental ads already mention a smart system, and we audit that first.
Plots in the district are sold for owners to build their own villas, some drawn as ground plus two floors. That is the cheapest moment for smart wiring. Data points, keypad positions and gate power go onto the drawings before the electrical design is frozen.
A two-storey villa with several living rooms and guest rooms can have a long list of AC units. Schedules switch off rooms nobody is using, and an away mode holds a safe temperature while the family travels. We check whether units are split or ducted first.
It depends on the plot. Device work inside a villa rarely needs a permit. Outside or structural work on private plots goes to Dubai Municipality, and we check community rules first.
