What changes the price: villa size, whether it is a finished villa or a shell and core fit-out, the number of glazed openings you shade, and how much of the pool and garden you automate.
District One is the low-density heart of Mohammed Bin Rashid City, built by Meydan Sobha between 2013 and 2018 around a man-made Crystal Lagoon. Around 1,500 villas come in three styles, Contemporary, Modern Arabic and Mediterranean, most with five bedrooms, staff quarters and a pool. There are only 18 mansions, the Blue Views plots were sold as shell and core for owners to finish, and District One Residences adds lagoon-facing apartments.
Most villas here are eight to thirteen years old, with floor-to-ceiling glass, bi-folding doors to the pool and plenty of rooms to cover. That makes smart home installation in District One a mix of careful retrofits in finished villas and full designs for Blue Views homes being fitted out. Anything visible from outside needs a Meydan NOC, so we plan the approvals together with the system.
District One villas are built around big glazed walls and bi-folding doors to the garden. Motorised shades on a schedule keep the afternoon sun out of living rooms and bedrooms, and close automatically when you are away.
Most villas have a private pool, often facing the lagoon or the landscaped park. The pump, heating, lighting and irrigation can run on one schedule, with alerts if something stops while you are not at home.
Cameras, gate motors, garden lighting and anything else visible from outside needs a Meydan NOC, which usually takes two to three weeks. Indoor devices that replace existing ones generally do not. We prepare the application with the design.
Villas include staff quarters, and mansions have rooms for several maids and drivers. Each person gets their own access profile for the doors and hours they need, with a separate entrance zone if the house has one.
With villas of around 9,000 to 13,000 square feet over several floors, a single router leaves dead zones. Wired access points in each zone, including the pool and staff area, give the whole plot a steady signal.
Blue Views homes were sold as shell and core, so owners fit them out from scratch. That is the best time to plan lighting control, speakers, cameras and the network, before walls and ceilings are closed.
