Mid-rise flats around Mall of the Emirates, with independent villas and gated compounds in the streets behind. We design smart AC control, locks, cameras, gate access and Wi-Fi for owners and tenants, then coordinate the work through to handover.

Dubai Smart Home designs home automation in Al Barsha 1, the area around Mall of the Emirates, and coordinates each job from survey to handover. Most jobs add smart AC control, smart locks, cameras, gate intercoms and Wi-Fi to independent villas, compound villas such as The Terraces and Oak Villas, and mid-rise flats. Single upgrades start from AED 1,500.
What changes the price: flat or villa, the age of the wiring, the size of the plot and garden, and how many people need their own access. Rebuilt villas with a pool and a majlis sit at the top of the range.
Al Barsha 1 is the busiest of the five Al Barsha sectors. It holds Mall of the Emirates, with Ski Dubai inside, and two Red Line metro stations: Mall of the Emirates and Insurance Market, which many people still call Sharaf DG. Mid-rise blocks such as Zee Zee Tower, Al Murad Tower and Barsha Valley line the streets near the mall. Behind them sit independent villas and gated compounds like The Terraces, Oak Villas, Village 33 and Manazil Al Barsha.
About 43,000 people lived in Al Barsha 1 in 2023, more than Al Barsha 2 and 3 put together. Many rent flats close to work, and families take the villas, which run from three to seven bedrooms. Some villas date from the first build-out in the 2000s and others are recent rebuilds. That mix shapes smart home installation in Al Barsha. Tenants want kit that comes out cleanly, and older villas need a plan that suits their wiring and AC.
Unlike Barsha Heights next door, Al Barsha 1 is not listed as a district cooling area. Villas run their own split or ducted AC on DEWA power, so schedules and smart controllers cut the bill directly. In a flat, we check your bill to see how the AC is supplied.
Some Al Barsha 1 villas are close to 20 years old and others are new rebuilds. Older switch boxes often lack a neutral wire and bedrooms may have no data point, so we specify devices that suit the wiring behind the wall.
Many flats and villas here are rented. We specify locks that keep the original cylinder, plug-in hubs and battery sensors that leave no marks, so tenants can take them to the next home and landlords get their fittings back.
Compound villas share a gate, and many independent villas have a maid’s room and a driver. We give family, staff and deliveries their own codes or app access, and follow each compound’s rules on contractor visits.
Concrete villa walls block the signal between floors, and mid-rise blocks are full of competing networks. Access points are cabled wherever a route exists, and mesh covers the rest, so locks and cameras stay online.
Traffic and crowds around Mall of the Emirates bring a steady flow of couriers and visitors. A video doorbell, a camera on the gate and smoke and leak alerts on your phone keep watch while the home is empty during the day.
Al Barsha 1 has no master developer, so there is no developer NOC. Device work rarely needs a permit, and for flats and compound villas we arrange access with the management.
