DAMAC Hills 2 is DAMAC Properties’ community in the desert of south Dubailand, off Al Qudra Road (D63) between the Dubai-Al Ain Road and Jebel Ali-Lehbab Road. It is not DAMAC Hills, the golf community about 15 minutes closer to town. Its homes sit in about 37 clusters, each named after a plant: townhouses in Claret, Natura, Violet and Verona, villas in Victoria, Aster, Janusia and Park Greens, and one and two bedroom flats in ELO and Evergreens. Water Town, Sports Town and Down Town hold the pools, pitches and parks.
The first keys went to the Claret townhouses in July 2019, and later clusters are still being handed over, with Park Greens due in 2027. Buyer guides describe first-time buyer families on modest budgets and investors chasing rental yield, with young couples renting the flats. Two of those guides say most homes run their own AC on the DEWA meter, not district cooling. There is no metro, and central Dubai is 30 to 40 minutes away by car. So smart home installation in DAMAC Hills 2 is mostly about running a house you are away from all day.
DAMAC puts Downtown Dubai about 30 minutes away, and there is no metro, so most adults here drive to work. The house sits empty all day. Cameras, a keypad lock and AC alerts let you check on it from your desk, and cool it before you set off home.
New residents have asked on YouTube whether food delivery even reaches them out here. With about 37 clusters, each named after a plant, a courier can end up at the wrong one. A video doorbell lets you guide them from your phone, and a one-time code opens a delivery box.
Unlike district-cooled DAMAC Hills, most homes here are reported to run their own AC on the DEWA meter, with no separate cooling bill. So every hour of cooling an empty room lands on your own bill. Smart controllers switch off unused rooms and follow a schedule. Check your bill first.
A DAMAC Hills 2 resident told Khaleej Times about rain coming through her townhouse ceiling, and of resealing windows and roofs more than once. Leak sensors near windows, under sinks and on upper floors send an alert the moment water appears, so a drip gets fixed before it spreads.
Claret got the first keys in July 2019, yet Park Greens is not due until 2027. That spread means some owners are ready for a first upgrade, while others are planning before they move in. An empty new home is the cheapest time for new cable, before furniture and curtains arrive.
Buyer guides describe many owners here as investors chasing rental yield, alongside first-time buyer families. A keypad lock lets a landlord cancel the old tenant’s code and issue a new one from abroad. AC fault and leak alerts reach the owner too, so an empty home is never left unwatched for long.
