Ten mid-rise towers and 17 townhouses on an island off JBR, cooled by Empower and often owned from abroad. We plan fan coil thermostats, smart locks with guest codes and curtains for the sea-facing glass, from one upgrade to a townhouse.

Dubai Smart Home designs home automation in Bluewaters Island, across the ten Bluewaters Residences towers, the penthouses and the 17 townhouses, and plans ahead for Bluewaters Bay buyers. Most jobs cover Empower fan coil thermostats, smart locks with guest codes, motorised curtains for the glass walls and leak sensors. Single upgrades start from AED 1,500.
What moves the price here: how many glass walls you motorise, whether the flat is a holiday let or your own home, and whether it is a standard apartment or one of the larger townhouses.
Bluewaters Island sits about 400 metres off the JBR shore. A 265 metre footbridge links it to The Beach, a road link runs to Sheikh Zayed Road, and there is no metro stop on the island. Meraas opened it in 2018 and handed over the first homes in March 2019, so the housing is young: ten mid-rise Bluewaters Residences towers with 698 apartments, four penthouses and 17 townhouses facing the sea. Bluewaters Bay, two new towers with 678 more apartments, is due in Q4 2027.
Young buildings shape smart home installation on Bluewaters Island. The wiring is modern, so most upgrades use the switch boxes and fan coil panels already in the wall. The Residences are cooled by Empower, which means a fan coil in the ceiling, a separate cooling bill and no place for a Nest-type thermostat. Some owners live abroad and some let the flat, including as holiday homes, so remote AC, guest codes and leak alerts often matter more than lighting scenes. Listings here say “smart home” without saying what is fitted, so we check yours first.
Bluewaters Residences run on Empower chilled water, so each room has a fan coil in the ceiling and a wall panel that opens a valve and sets the fan. A proper fan coil thermostat holds an empty flat warmer, then cools it before you land at DXB.
Agents advertise many Bluewaters flats as smart homes but rarely say what is fitted. One listing names Google Nest AC control, most name nothing at all. We test what your apartment really has, keep what works and plan the gaps, so you do not pay twice.
The island draws visitors all year, and some owners let their flat while others live in another country. Lock codes that end at checkout, a cleaner code for set hours and a log of every entry let you run the apartment without being on the island.
Bluewaters stands in the Gulf, so sea air reaches terraces on every side, not only the beach side. Devices inside the flat are fine. Anything on a terrace, or by a townhouse door, should be sealed and outdoor-rated with stainless fixings so contacts and batteries last.
The Residences have floor-to-ceiling windows, and many look out over the Gulf, JBR or the wheel. Motorised curtains and blinds on a sun schedule cut the afternoon glare and heat, then close by themselves while the flat stands empty between stays.
The 17 Bluewaters townhouses are far larger than the flats, with more rooms, more glass and space facing the sea and gardens. They suit a whole-home plan: lighting scenes, shading by zone, cooling room by room and Wi-Fi that carries out to the terrace.
Plug-in devices need no approval. Fixed work in Bluewaters normally needs building management sign-off first, under Dubai Holding Community Management. We prepare the request and book the date.
