Smart home installation across MBR City.

Mohammed Bin Rashid City was announced in November 2012 as one large master plan on the land south of Business Bay, near Al Khail Road. Under that single name sit communities built by different developers. District One, Meydan and Sobha Hartland each have their own page on this site. This page covers the rest of MBR City: District 7 with MAG City and Keturah Reserve, District 11, Azizi Riviera on the Dubai Canal, Polo Residence beside Meydan Racecourse, and for now Sobha Hartland II.

The homes are as mixed as the developers. District 11 alone has about 6,000 homes across seven parcels: villas of three to five bedrooms, three bedroom townhouses and flats of one to three bedrooms. Polo Residence has 29 five-storey buildings handed over between 2016 and 2018, while Azizi Riviera has been delivered in phases over several years. So home automation in MBR City is part retrofit and part new set-up. Cooling and building rules change from one project to the next, so we check both at every survey.

One name, many developers

MBR City is an address, not one estate. MAG built District 7 and Polo Residence, Azizi built Riviera, and District 11 mixes projects such as Samana’s Rome 2. Each building sets its own rules for contractors, so we confirm yours before we quote.

Cooling differs by building

Some homes here run on chilled water through a fan coil unit, the box in the ceiling that blows the cold air. Others may have their own split or ducted AC on DEWA. Each needs a different thermostat, so we read your bill and AC panel first.

New keys, bare walls

Azizi Riviera and MAG City still have phases being handed over. On many Dubai spec sheets, a video intercom and a lock are the whole smart home. The cheapest time to add cable, smart switches and access points is before you paint and furnish.

District 11 villas and townhouses

District 11 villas reach about 4,200 square feet, and its three bedroom townhouses about 2,500. The front door, cameras, garden watering and AC can all sit in one app, with separate codes for family, cleaners and drivers.

Sun on canal-facing glass

Azizi Riviera’s buildings line the Dubai Canal, and flats facing the water can take hours of direct sun. Motorised curtains on a sun schedule keep rooms cooler and furniture from fading, and close by themselves when the flat is empty.

Walls that block Wi-Fi

Polo Residence is a set of five-storey blocks and Azizi Riviera a run of mid-rise buildings, with every neighbour on their own network. Smart locks and sensors drop offline on a weak signal, so an access point or a small mesh goes in and each room is tested.

How much is a smart home in a Polo Residence flat?

Most Polo Residence jobs fall between AED 4,500 and AED 45,000. The flats run from one to four bedrooms, about 814 to 2,802 square feet, so size sets the price. A four bedroom with a thermostat in every room costs more than a one bedroom.

Is it cheaper to automate a new MBR City home before moving in?

Yes. Cable run during construction costs about 60 to 70 percent less than the same work in a finished home. After handover, an empty home is still quicker to work in, with nothing to move or repaint. Azizi Riviera and MAG City still have phases handing over, so plan it early.

Does “smart home included” in an MBR City listing mean it is already paid for?

Not always. No Dubai law defines a smart home, so the phrase can mean anything from a video intercom to a full system. Only the spec sheet attached to your SPA, registered through Oqood, binds the developer. Ask for coverage room by room before you count it in your budget.

Yes, though how much depends on your building. On district cooling, schedules cut only the usage charge, not the fixed capacity charge. On your own AC, schedules cut the DEWA bill directly. We will not promise a set saving, since it depends on your routine and the season.

Why does a smart lock from you cost more than a locksmith’s swap?

Because the job is more than the lock. We check the door and pick a lock rated for Dubai heat, since many consumer models are rated only to 40 to 50°C. Then each person gets their own code, and the lock links to your app and alerts. A locksmith usually fits the lock and leaves.

Not in day-to-day terms. Dubai Hills Estate was reported at launch as the first phase of Mohammed Bin Rashid City, built by Emaar and Meraas. Today it runs as its own community under Emaar Community Management. It has its own page, and its rules are separate from the rest of MBR City.

Not necessarily. Azizi Developments built Riviera, not Meydan Group, even though it sits in the Meydan area on the Dubai Canal. The developer and the building’s management usually set the rules for fixed work. We check with Riviera’s own management before anything is wired or drilled.

Do plug-in smart devices need permission in an MBR City flat?

Usually not. Smart plugs, bulbs, battery sensors and a speaker change nothing in the building. Fixed items are different: a wired thermostat, a replacement lock or a camera facing a shared corridor. For those, owners ask building management, and tenants also ask the landlord in writing.

Does the one-year defects period cover a fitted smart system?

Possibly, but nobody can promise it. Dubai Law No. 6 of 2019 holds developers liable for one year from handover for electrical and “similar installations”. It never names smart home equipment. For a new MAG City or Azizi Riviera handover, ask the developer to confirm in writing that your fitted system is covered.

Who owns the smart home app account after handover?

No Dubai rule says, so settle it before you sign the handover papers. Ask whose name the account is under, how full admin access passes to you, and whether the installer keeps any access. On every system we hand over, the admin account is in your name.

Is MBR City on district cooling?

Parts of it are, and it depends on the building. Empower supplies eight Sobha Hartland buildings from its Meydan plant. We found no confirmed provider for District 7, District 11, Azizi Riviera or Polo Residence. A separate cooling bill, apart from DEWA, means your home is on district cooling.

Will a Nest or Ecobee thermostat work in my MBR City home?

Not on district cooling. Chilled water homes use fan coil units, which need a thermostat that drives a valve and three fan speeds. Nest and Ecobee are built for compressor systems. We specify fan coil thermostats such as the Salus FC600 or Aqara S3 instead, or a controller made for split AC.

Yes. It follows your building, not the district name. A District 11 flat may sit on chilled water with fan coil units, while a villa may run its own AC and need gate and garden control. We check the AC panel and your bill at the survey before we choose devices.

Our new District 7 flat came with a video intercom. Is that a smart home?

No. A door station and an app is access control, not automation. A smart home adds AC, lighting, curtains and sensors that work together. On many Dubai spec sheets, the intercom and a lock are the whole “smart home”, so ask what is fitted in each room.

Can I swap my building’s intercom for a video doorbell?

No. The lobby intercom and its wiring are shared building property, so one resident cannot replace them. In Azizi Riviera or Polo Residence you can add a doorbell at your own front door. Where the building allows it, a small device can also send the lobby buzzer to your phone.

Do smart devices need TDRA approval in the UAE?

Yes, anything that sends a radio signal does. TDRA type approval covers routers, access points, Zigbee hubs, wireless sensors and wireless locks. Certificates last three years. We only specify approved kit, so you do not need to check each box yourself.

Do smart switches need a neutral wire at Polo Residence?

Yes. We specify track motors for curtains or motorised roller blinds, sized to each window. A sun schedule closes them in the hottest hours, and they open at a set time each morning. Battery motors suit tenants who cannot run new cable.

How do I get strong Wi-Fi in every room?

Add a second access point or a small mesh, not a stronger router. In a Polo Residence or Riviera flat, one extra point often does it. District 11 villas need an access point on each floor and one outside. The signal is tested room by room before handover.

Can smart sensors link to my building’s fire alarm?

They can alert your phone, but they must stay separate from the fire system. Since January 2024, homes in the UAE need fire alarms, monitored through Civil Defence’s Hassantuk service. A smart home may read the alarm status. It must never sit between the fire panel and its monitoring link.
