We have seen the same three failure patterns walk in the door every quarter, AED 80,000 to AED 300,000 each to put right. A Dubai Hills Fairway villa where the builder dropped Cat 5e behind every wall plate, the owner bought four Wi-Fi 7 access points, and the 2.5 GbE uplinks negotiated down to 100 megabit because Cat 5e cannot carry the channel. The drywall came down, the cable got ripped, Belden 10GX13 Cat 6A went back in. A Tilal Al Ghaf Elysian villa where an AV integrator buried six UniFi U6-Pro access points inside plaster ceilings, no airgap, no service loop, the radios cooked at 50 Celsius through August and dropped clients every six minutes. We pulled them, fitted UniFi U7 Pro Max with a 50 mm radome airgap, ran an Ekahau Sidekick 2 walk-test, and signed the heat-map. A District One villa on a single VLAN where a cheap Zigbee plug on the kids’ network reached the family-office laptop in 90 seconds, Hue, Lutron and the Hikvision NVR all crashed at the same time on a Friday afternoon.

Wi-Fi 7 Heat-Map Design
Six to nine UniFi U7 Pro Max or Ruckus R770 access points on a predictive heat-map drawn in Ekahau AI Pro 11.x, then signed off in person on day one with an Ekahau Sidekick 2 walk-test. We hold every primary room to minus 65 dBm or better, every doorway to minus 70 dBm. Wi-Fi 7 runs at 240 MHz channel widths under the current TDRA spectrum allocation. Walk-test target of 1.4 to 1.8 Gbps wireless on 6 GHz at 5 metres line of sight in a Tilal Al Ghaf or Dubai Hills villa.
VLAN Segmentation
Seven VLANs published on the rack door. Mgmt, IoT, AV, Guest, Cameras, Voice and Untrust. A cheap Zigbee plug on the kids’ VLAN cannot reach the family-office laptop on the management VLAN. Lutron, Hue and Sonos sit on the AV VLAN with mDNS reflection across to trusted. Hikvision and UniFi Protect cameras sit on VLAN 50 with PoE++ from a UniFi Pro Max 48 PoE switch. Geo-blocking inbound for high-risk regions. IDS and IPS in detect-and-block mode with weekly signature updates on the UniFi UDM Pro Max gateway.
Dual-WAN ISP Failover
A Peplink Balance 380X dual-WAN router with Etisalat e& 10G HomePro fibre on WAN1 and du Home 10G fibre on WAN2, or a Peplink MAX BR1 Pro 5G as the cellular secondary on a du 5G Home or e& 5G Home SIM. Sub six second cut-over when Etisalat trunk fibre cuts on a Friday afternoon, which it does on Palm Jumeirah and Emirates Hills more often than the buyer expects. We start with two engineers on site for two to three days. A senior network designer and a structured cabling lead. Day one morning, a predictive heat-map on Ekahau AI Pro 11.x, a walk-test with the Ekahau Sidekick 2 capturing 2.4, 5 and 6 GHz bands at 1, 4, 16 and 80 MHz channel widths in one pass, scan points every three metres. RF interference scan with a MetaGeek Wi-Spy DBx and Chanalyzer 6, twenty minutes per floor. Day one afternoon, a Hilti PS 50 ferroscan on every post-tension slab in Marina, JBR, Bluewaters, Downtown, Business Bay or Dubai Creek Harbour. Baseline tests on developer cabling with a Fluke DSX-8000 and a Viavi MTS-2000 OTDR. Bosch GLM 50-27 CG measures every cable run.

Then we design the network. A 32 to 38 page PDF design pack signed by the lead network engineer, sign-off averages five to nine days. Cat 6A run schedule with drop ID, room, height, run length plus ten percent slack, termination type, TIA-606-B label and VLAN. OS2 fibre backbone schedule. Access point heat-map signed off to minus 65 dBm in primary rooms, minus 70 dBm at doorways, minus 72 dBm in walk-in wardrobes and bathrooms. Core switch and gateway elevation. VLAN map, DNS filter design, failover design. UPS sizing on an APC Smart-UPS SRT 3000VA with a runtime calculation. Middle Atlantic MRK-2436 24U rack elevation drawn to scale.
Before site work begins we file the compound No Objection Certificate in your name. Emaar Community Management for Dubai Hills, Arabian Ranches III and Emirates Living. My Nakheel for Palm Jumeirah, Jumeirah Park and Al Furjan. Damac Community Management for Damac Hills and Damac Lagoons. Meraas Customer Care for Bluewaters Bay and City Walk. Trakhees CD plus EHS for Palm fronds and Maritime City. Al Barari Estate Management for Seventh Heaven. On site, two cable pullers and one foreman land 18 to 26 drops per day in clean ceiling void. Belden 10GX13 Cat 6A and Corning SMF-28e+ OS2 fibre share a Panduit FiberRunner overhead tray. Hilti CP 606 sealant on every slab penetration. Every Cat 6A drop certified channel-end to channel-end on a Fluke DSX-8000, every fibre strand traced bidirectionally on a Viavi MTS-2000.     Five-day site window. A Middle Atlantic MRK-2436 24U swing-frame rack levelled and bonded to the meter-room earth bar with a 10 mm strap. Push the radio plan, 6 GHz primary at 240 MHz channel widths under current TDRA spectrum allocation, Multi-Link Operation enabled, BSS coloring on. Owner walks the rooms with the engineer and signs the Ekahau heat-map at minus 65 dBm in every primary room.
  6. Dual-WAN, RMM, handover and a day thirty return tune.
    Bridge the Etisalat ONT and the du ONT into bridge mode, configure Peplink failover to cut over inside six seconds. Install Auvik as the primary RMM and Domotz as the secondary client-facing portal, both polling every device every 60 seconds. Walk the owner through the dashboard. Hand over the rack key, the laminated rack diagram inside the rack door, the SLA, the escalation tree and the printed and digital handover folder. Do I need TDRA approval for a UniFi or Ruckus access point in Dubai?

Yes. Every Wi-Fi access point, gateway, IP camera and 5G router powered up in the UAE needs a TDRA Type Approval certificate before customs release. We pull the certificate from eservices.tdra.gov.ae per BOM line item and file it as {model}_{tdra_cert_no}_{expiry}.pdf against the purchase order. UniFi U7 Pro Max, Ruckus R770 and Cisco Catalyst 9166 are all TDRA Type Approval verified for Low Power Indoor 6 GHz at our supply date. Grey-market US-spec gear holds at Jebel Ali at AED 250 per day storage and gets pulled at the next compound audit in Emirates Hills.

What happens if the developer-installed fibre is the wrong type?

Some Dubai Hills villas were handed over with plastic optical fibre between floors instead of OS2 single-mode, which caps at 1 gigabit and cannot carry the 10 GbE backbone we need. We trace every strand on a Viavi MTS-2000 OTDR at 1310 and 1550 nm. If it fails the OS2 spec we pull Corning SMF-28e+ Ultra single-mode in a twelve-strand armoured riser cable through the existing conduit, splice on a Sumitomo Type-71C fusion splicer at under 0.05 dB loss, and certify bidirectionally. Splice loss goes into the handover folder.

How do you handle a compound that does not allow visible cable runs?
