Townhouses, villas and mansions around Lagoon Al Ghaf, many just handed over and some still being built. We design lighting scenes, climate, pool, gate and camera control for each home, and coordinate the work, ideally before you move in.

Dubai Smart Home designs home automation in Tilal Al Ghaf, Majid Al Futtaim’s lagoon community on Hessa Street, and coordinates the work. We plan lighting scenes, climate, pool, gate, camera and Wi-Fi control for Elan and Aura townhouses, Harmony and Alaya villas and the mansion clusters, often before move-in. Single upgrades start from AED 1,500.
What moves the price here: the cluster and home size, whether a pool or lagoon frontage needs outdoor kit, whether cable goes in before move-in or after, and how much the developer already fitted.
Tilal Al Ghaf is Majid Al Futtaim’s community on Hessa Street in Dubailand, next to Jumeirah Golf Estates, Dubai Sports City and Dubai Studio City. Launched in 2018, it is planned around Lagoon Al Ghaf, a 110,000 sq m swimmable lagoon with a sandy beach, kayaks and paddleboards for residents only. About 15,000 people live in some 3,500 homes so far: Elan and Aura townhouses, Harmony’s four to six bedroom villas, the Alaya and Alaya Beach villas, and mansion enclaves such as Elysian Mansions, Serenity Mansions, Lanai Islands and Bo Monde.
The oldest homes were handed over around 2022, and several clusters are still under construction. That is why smart home installation in Tilal Al Ghaf often starts before move-in, while cable is cheap to run. Majid Al Futtaim talks about smart options framed around lighting and AC, but the fitted kit varies by cluster, so we check your spec sheet and walls first. The cooling type is not published for the community. We read it from your bills at the survey, because it decides which thermostat will work.
Alaya and Lanai Islands are due for handover in 2026, and Amara and Plagette32 are still being built. Cable for lighting, cameras and access points costs far less before the walls are painted and the furniture arrives, so the empty weeks after handover are worth planning.
Majid Al Futtaim markets smart options around lighting and AC, and what ships varies by cluster. We map what your home already has, then design scenes across the whole house: lagoon evenings, guests, bedtime and away. One button sets the lights, curtains and climate together.
Tilal Al Ghaf is missing from the public district cooling lists, and the developer does not say. A separate cooling bill means fan coil units, which Nest-style thermostats cannot drive. AC paid through DEWA alone means your own units. We confirm which before choosing any controls.
Where a villa has a private pool, the pump, lights and irrigation can run to schedules. Homes in Alaya Beach, Elysian Mansions and Lanai Islands sit right on the water, so outdoor cameras and speakers should be sealed, corrosion-resistant models made for humid air.
Families in Harmony, Aura and Elan live next to working sites for the newer clusters, with trucks and crews close by. Cameras aimed at your own boundary, with alerts that stay quiet in working hours, show who comes near the garden after dark.
Elysian Mansions have five to seven bedrooms, and both Elysian Mansions and Lanai Islands list garages for six to eight cars. One router will not reach across that. Wired access points on each floor, in the garage and by the pool keep cameras, locks and speakers online.
Indoor smart devices rarely need sign-off. We found no published contractor rules for Tilal Al Ghaf, so we check with Majid Al Futtaim’s on-site office before any outside work.
