Every job starts with a free site visit, not a price over the phone. Camera count is the whole ballgame, and it is not something anyone can guess from a floor plan. Our engineer walks the plot with you and works out where the real approaches are: the gate, the side return, the garden wall your neighbour’s tree overhangs, the pedestrian door everyone forgets. We check where the afternoon sun lands, because a camera pointed west without the right sensor will wash out to white at 4pm every day of the year. Do I need SIRA approval for my private villa?

No. SIRA's Preventive Systems Manual covers banks, hotels, malls and multi-tenant buildings. A standalone villa sits outside that list, though your community bylaws and UAE privacy law still apply. For a villa inside a compound like Arabian Ranches or Dubai Hills, the developer may add its own NOC layer on top. We file both when relevant.

A compound villa in Arabian Ranches is not automatically regulated premises, but the developer's ECM usually requires a NOC before drilling the wall. Can my camera legally point at my neighbour?

No. Filming a neighbour's window or sharing identifiable doorbell clips on WhatsApp is an offence under Federal Decree-Law 34 of 2021, with fines from AED 150,000 to AED 500,000. UAE PDPL reinforces the same rule for personal data. We angle lenses to your plot only and file Dubai Police off-plot permission for any shot that crosses the line.

Do I need Dubai Police approval for any camera?

Only for cameras that see past your boundary. A camera pointed at your own street, the neighbour's wall or the footpath needs Dubai Police off-plot permission, and we file that for you. Does the smart system replace my Hassantuk fire alarm?

No, and it must not. Every Dubai villa has carried a mandatory Hassantuk fire alarm since 1 January 2024. Our smart security lives alongside it through clean zone signals, never over the top of it. Is cloud backup of CCTV legal for Dubai homes?

How many cameras does a villa in Dubai need?

For a typical four to five bedroom villa it is usually six to ten. The count comes from approaches, not from room count, so the honest answer needs a site visit. What almost every villa needs: the main gate, the front door, the driveway and garage, the side return, the garden or pool elevation, and the rear pedestrian door that everyone forgets about. A compact townhouse in Dubai Hills often lands at four to six. A large plot in Emirates Hills or on Palm Jumeirah with a long boundary and multiple gates runs twelve to twenty. Adding cameras later is straightforward if the cabling was planned for it, which is why we pull spare runs on the first visit even where you are not fitting a camera yet.

We size every system for 31 days as standard. The reason is practical rather than regulatory: people very often do not discover a problem on the day it happens. A theft from a garden store, a scratched car, a delivery that never arrived or a staff dispute typically surfaces a week or two later, and a system set to seven days has already recorded over the answer. An eight-camera 4K villa writes roughly 11 TB across a month, which is why we fit surveillance-grade drives sized for it rather than the small drive that ships in the box. A standard camera drops to infrared after dark and gives you grainy monochrome, which is enough to show that a person was there and almost never enough to say who they were or what colour car they arrived in. What about Etisalat or du router swaps breaking the cameras?

How do you keep the NVR running through a DEWA power cut?

Every install gets an online UPS sized for at least ninety minutes of runtime on the NVR, the router, the PoE switch and the Ajax hub. In a typical Dubai summer blip of two to ten minutes, you never notice. For Emirates Hills and Palm Jumeirah villas with frequent brownouts, we step up to a four-hour runtime unit.

Do I own the footage after the install is finished?

Yes, completely. The NVR sits inside your villa, the drives are your drives, and the admin profile is handed to you on day one. We hold zero back-door access once commissioning is signed off. If you ever cancel the service contract, nothing changes on the NVR side, and your thirty-one-day retention carries on exactly as it did.

Can I cancel the service contract and keep the system?

Yes. The hardware is yours at payment, and the service contract only covers annual maintenance, firmware updates and emergency callouts. Cancel at any notice period and the NVR, cameras, Ajax hub, ZKTeco reader and locks keep working on local control. Dubai Police SHS continues on its own e& contract, which is billed directly to you, not through us.

Will the CCTV cabling be visible around my villa?

Not if it is done properly. On a villa that is already finished we run cable through ceiling voids, service risers, existing conduit and along the tops of walls, then drop down inside where we can, so what you see at the camera is a short neat tail into the housing rather than trunking across a wall. On outdoor runs the cable is UV-stable and armoured, clipped tight to shaded lines rather than baked across a sunny elevation. Where a clean concealed route genuinely does not exist we will show you the options on survey day and let you choose, rather than turning up on install day and stapling conduit across your entrance hall. On a new build or a renovation we cable before plastering and the result is completely invisible.
