Overview

What it is and where it fits

The best value device in this entire catalogue, and the one we suggest first to almost every Dubai client. A blocked AC condensate drain that overflows into a gypsum ceiling is one of the most common and most expensive failures in UAE homes, and it is silent until a brown stain appears and the ceiling comes down. A sensor sitting in the drain pan or the AC service void reports water within seconds of it appearing, which is usually enough time to turn the unit off and call someone before the damage spreads. The other three placements worth having are under the kitchen sink, behind the washing machine and beside the water heater. It pairs to a Meross hub rather than joining Wi-Fi directly, so factor that into the first purchase, then it sends a push notification and can sound the hub. Battery is a replaceable cell with a multi-year rating and low battery is reported in the app, which matters for a device you will otherwise never look at again. At this price there is no sensible argument for fitting one instead of four.

  • Catches a blocked AC condensate drain before the ceiling stains
  • Alerts within seconds of water reaching the floor
  • Costs less than a single ceiling patch repair
  • No fixing required, it simply sits where water would collect

What to check before you order

AC condensate is the leak that damages Dubai homes, more than burst pipes and far more than appliances. Fan coil units sit above gypsum ceilings in apartments and villas here, running for most of the year, and their drain lines silt up. Once the pan overflows the water goes into the ceiling board and the first sign for most people is a sagging patch, by which point the repair involves ceiling, paint and often the light fittings. A sensor in the drain pan or the adjacent service void changes that into a phone alert. The other placements that pay for themselves are under the kitchen sink trap, behind the washing machine and next to the water heater, which in most UAE apartments sits in a bathroom ceiling void or a small utility cupboard. The sensor needs a Meross hub, bought once for the property.

Questions about the Meross Smart Water Leak Sensor

Where exactly should I put them?
Chevron down icon
In the AC drain pan or the service void beside the fan coil unit first, because that is the leak that causes the most expensive damage in Dubai homes. Then under the kitchen sink, behind the washing machine and beside the water heater. Access to the AC void is usually through the ceiling hatch, which we can do during any other visit.

Can it stop the water as well as tell me about it?
Chevron down icon
Not by itself. It detects and alerts. Automatic shut-off needs a motorised valve on the incoming supply, which is a separate piece of plumbing work and only sensible on the mains feed rather than a condensate line. For AC drainage the practical response is to switch the unit off and get the drain cleared.

Does it need a hub?
Chevron down icon
Yes, a Meross hub, which is a single purchase for the property rather than one per sensor. Budget for it with the first sensor. If you are already running an Aqara hub for other devices, ask us about the Aqara leak sensor instead so you are not maintaining two hubs.

How long does the battery last and will I know when it dies?
Chevron down icon
Several years on the manufacturer's rating, because it reports almost nothing until it gets wet. Low battery shows in the app, which is the part that matters. A leak sensor that quietly died two years ago is worse than no sensor, so a system that reports battery state is not a minor feature here.
