What moves the price here: townhouse or villa, whether cable goes in while the home is still empty, how many AC units you control, and how much glass you want to shade.
Arabian Ranches 3 is the third and newest Ranches community from Emaar, announced in 2019 in Wadi Al Safa 5, near Emirates Road. It is separate from the original Arabian Ranches of 2004, with its Spanish-style villas, and from Arabian Ranches 2 of 2013. The homes here are modern and open-plan, with large windows. Over 4,000 townhouses and villas sit around a 7.5-acre central park. Most are three and four bedroom townhouses in clusters such as Sun, Joy, Spring, Raya and Anya. Caya and Elie Saab are the villa clusters, with four or five bedrooms. Area guides describe a family community, and investors buy here too.
Handovers began with Sun, Joy and Spring around 2022 and have not stopped. June 2, Caya, June, Bliss 2 and both Elie Saab clusters followed between late 2024 and late 2025. Anya and Anya 2 are due in late 2026, and May in 2027. We found no Emaar spec that lists smart devices or smart wiring as standard, so most owners start from zero. That makes the empty weeks after handover the best time for smart home installation in Arabian Ranches 3. Every home runs its own AC on the DEWA meter, so AC control saves money on your own bill.
Emaar calls its communities smart-home ready, but we found no spec listing smart devices, keypads or extra data points for Arabian Ranches 3. So a new owner here usually starts with plain switches and the AC’s own controls.
Between the keys and the moving van, the home is yours and empty. It is still a retrofit, but the easiest one you will get. Cable for access points, cameras and ceiling speakers goes in before wardrobes, curtains and the TV wall are fitted.
Arabian Ranches 3 is on no district cooling list, so every home cools with its own AC on the DEWA meter. Many new owners have not seen a July bill for their house yet. Smart control turns off empty rooms, cools bedrooms before bedtime and eases off while you are out.
These are open-plan homes with large windows, so the living area warms quickly once the sun reaches the glass. Blind or curtain motors on a timer close before the heat builds. Power at each window head is quick to run while the rooms are empty, and messy later.
Families in finished clusters live close to phases that are still under construction, with Anya, Anya 2 and May due in 2026 and 2027. Cameras on the carport, front door and garden side, with alerts to your phone, watch the house while the community fills in.
Etisalat by e& and du are the only fixed-line fibre operators in the UAE, and which one serves your home depends on Emaar’s contract. Ask at snagging and book the line early. Locks, cameras and the AC app all need a working network before the family moves in.
Most smart home work inside an Arabian Ranches 3 home needs no approval at all. Changes you can see from outside need Emaar’s sign-off first, and we prepare that paperwork.
