New towers on the water between JBR and Palm Jumeirah, some sold with a developer smart home package. We plan what that package leaves out: locks, curtains for the tall glass, AC scenes and remote access, all in one app.

Dubai Smart Home designs home automation in Dubai Harbour for the towers beyond Emaar Beachfront, such as Sobha SeaHaven, W Residences, Damac Bay and the Dubai Beach EDITION homes. Where the developer includes smart features, we extend them with a lock, curtain motors, AC scenes and remote access in one app. Single upgrades start from AED 1,500.
What moves the price here: how much the developer already provides, how many tall windows you motorise, and whether the work is planned before handover or done later around furniture.
Dubai Harbour is Shamal Holding’s waterfront district between Dubai Marina, JBR and Palm Jumeirah, first launched by Meraas in 2017 and 2018. Around the region’s largest marina and a working cruise terminal, a new wave of towers is rising: Sobha SeaHaven, W Residences by Arada, Damac Bay and Damac Bay 2 by Cavalli, the low-rise Dubai Harbour Residences and the EDITION homes on their own beach. Emaar Beachfront sits in the same masterplan and has its own page. The homes here are mostly sea-view flats, duplexes and penthouses, handing over in phases from 2026 into 2029.
Unlike older towers, some of these come with smart features. W Residences lists smart home technology as standard, and SeaHaven is sold with smart home automation. Neither says which brand it is or what it controls, so we read your spec sheet first and build on what the developer leaves behind. That usually means a smart lock, motorised curtains for the tall glass, scenes for lights and AC, leak sensors and one app for all of it. Many buyers live abroad or plan to let, so guest codes and alerts matter from the first week.
W Residences and SeaHaven are marketed with smart home features, but the brochures do not say what they control. At the survey we list what came with the flat, check whether it accepts other brands, and plan the lock, curtains and scenes to join it.
SeaHaven and W Residences list floor-to-ceiling windows, and Damac Bay says every unit looks at the sea. That glass takes the full afternoon sun. Curtains and blinds on a schedule cut the heat and glare, then open again once the sun moves off the windows.
Buyers here come from Europe, Asia and the Gulf, and many will not live in the flat all year. Leak and humidity alerts, a log of every door opening and AC you change from your phone let you look after the home from another country.
Some owners plan short lets once their tower hands over. Each guest gets a door code that stops working at checkout, and the AC rests between stays. A DET holiday home permit comes first, and your own building’s rules still apply on top of it.
Terraces, rooftop pools and private-pool penthouses sit right on the water in these towers. Anything outside needs a sealed, coastal-rated housing and stainless fixings, while hubs, recorders and anything with a fan are kept indoors, away from the salt.
Damac Bay is due first, with W Residences, SeaHaven, Dubai Harbour Residences and the EDITION homes following into 2029. Neighbouring towers stay building sites for a while, so it pays to plan the system before your keys arrive and have it working soon after snagging.
Each tower here has its own management, and work beyond plug-in devices needs its sign-off first. Building management tells you which authority approves fit-outs, and we prepare the paperwork.
