We read 37 Dubai curtain and blind pages that rank on Google and Bing in October 2026. Not one priced a single window line by line, with power and installation as their own lines. Quotes hide the same gap. One may include a second motor for the blackout layer, a power point and a hub, while another leaves all three out.
This guide comes from Dubai Smart Home's design team, which has been part of 100+ smart home projects in Dubai since 2016. It prices one window line by line, counts the motors in a villa and works out what shading does to a Dubai Electricity and Water Authority (DEWA) bill. Our complete smart home guide for Dubai covers every other system in the house.
How much do motorised curtains cost in Dubai in 2026?
Motorised curtains in Dubai cost AED 800 to 2,500 a window, including installation, if you keep the curtains you already own. The cost per room starts from AED 2,800, fitted. A 2 to 3 bedroom apartment runs AED 9,000 to 18,000, and a villa floor AED 22,000 to 55,000. Those are our service page prices, read on 3 October 2026[1].
Every band in the table includes installation, and not every curtain can take a motor[1].
| Scope | Typical AED | What is included | Notes |
|---|---|---|---|
| One window, your own curtains | AED 800 to 2,500 per window | A new track where needed and a motor | Your fabric is kept |
| One room | From AED 2,800 | Roller, blackout or curtain, a Somfy or Lutron motor, app and scenes | A manual override on every motor |
| Rental flat, no drilling | AED 2,800 to 6,000 | Aqara E1, SwitchBot Curtain 3 or Somfy WireFree battery motors | The motors leave with you |
| 2 to 3 bedroom apartment | AED 9,000 to 18,000 | Somfy Sonesse roller blinds, Mermet E Screen fabric | About 1 working day |
| Villa floor, already finished | AED 22,000 to 55,000 | Somfy Glydea curtain tracks | 2 to 3 days |
| Full villa with exterior shading | AED 55,000 to 140,000 | Every side of the house, exterior screens, sun tracking, wind and rain sensors | 5 to 10 working days, plus any community approval |
| Premium estate | AED 140,000 to 350,000 | Lutron Sivoia QS or Silent Gliss 5600, wired | Palm Jumeirah or Emirates Hills scale |
| Year two and after | Recharges, plus repairs after the warranty | A battery charge lasts about 6 to 12 months | 12-month workmanship warranty, can vary by product |
Price climbs with the number of motors, then again when exterior shading or a wired backbone joins in.
Our motorised curtains and blinds page names the brands and fabrics behind each band. On an estate, the approval body and the cooling type shape the plan too, and our Palm Jumeirah area page lists both for that community.

What does one motorised window cost, line by line?
One motorised window has six cost lines: the motor, the track, the fabric, power at the window, the labour and a hub for app control. The curtain motor price in the UAE starts at AED 209 for a clip-on battery motor, device only[2]. Our per-window price of AED 800 to 2,500 covers a new track where needed, the motor and installation[1].
The shop prices below are for the part alone. Installation is priced after the free site survey.
| Line | Typical UAE price | Source and date | Notes |
|---|---|---|---|
| Clip-on motor | AED 209 to 300 (SwitchBot Curtain 3). AED 395 to 470 (Aqara Curtain Motor E1, track version). Device only | amazon.ae, 19 July 2026[2] | One per panel, so a centre-split curtain needs two |
| Wired track motor | Priced per window | Somfy and Dooya systems[1] | Boxed Dooya motors were out of stock on amazon.ae on 3 October 2026. Cached listings: about AED 220 to 490[3] |
| Track, no motor | About AED 150 (1 m), AED 800 (3 m), AED 1,100 (6 m) | amazon.ae, 3 October 2026[3] | About AED 150 to 270 a metre |
| Fabric | About AED 35 to 200 a square metre | Advertised by Dubai curtain shops, 3 October 2026[4] | A ready-made blackout pair, 130 by 300 cm, is about AED 199 at Home Centre[5] |
| Power at the window | Priced after the survey | No public price | Wired motors only. It costs more on finished walls than at first fix, before plastering |
| Installation and setup | Inside AED 800 to 2,500 per window | Our service page[1] | Our room price adds app and scene setup |
| Hub | AED 140 to 370 (SwitchBot). AED 160 to 350 (Aqara). Device only | UAE retail, 19 July 2026[2] | One hub runs many motors. Somfy's TaHoma hub: about AED 664 to 721, shipped from Amazon's international store[3] |
| Year two | Recharges, battery swaps, repairs | Our service page[1] and Lutron[6] | A charge every 6 to 12 months. Lutron Serena D-cells: 3 to 5 years |
Power, labour and fabric are where two quotes for the same window drift apart.
Aqara's clip-on motors run on Zigbee 3.0, a low-power radio mesh, and need an Aqara hub[7]. The smallest, the Aqara Hub E1, plugs into a USB port and is listed at AED 160, device only[2].

How many curtain motors does a Dubai villa need?
A Dubai villa needs one motor for each moving layer, not one per window. A sheer and a blackout on a double track need two motors. On clip-on retrofit motors, a centre-split curtain needs two units, while one track motor can drive both halves of a centre-opening curtain[8][2].
Count motors, not windows, room by room:
- Count the openings you want covered, glass doors included.
- Count the layers. A sheer for the day and a blackout for the night is two motors.
- Check the split. On clip-on motors, each panel of a centre-split curtain needs its own unit[7].
- Check the weight. Somfy rates its curtain motors for up to 35 kg (Movelite), 45 kg (Irismo) and 60 kg (Glydea)[9]. Aqara's clip-on rod driver is rated for 12 kg[7].
Quick math: say a villa has 12 windows. Four living-room windows carry a sheer and a blackout on double tracks: 8 motors. Eight bedroom windows carry one blackout each on a track motor: 8 more. That is 16 motors for 12 windows. Fit the same 16 layers with clip-on motors on centre-split curtains and you need 32 units, one per panel.
For a centre-split window on clip-on motors, SwitchBot sells the Curtain 3 as a Twin Pack, listed at AED 597 to 784 on amazon.ae, device only[2]. It is two motors working together, not one stronger motor. One amazon.ae buyer ran two Aqara rod drivers as a pair and found the second did not stop on its own. Set up each motor separately so it knows where to stop.
Exterior shading adds an approval step. Our Arabian Ranches area page names that community's approval body. For what else to plan, read our smart home guide for villa owners.
Which brand tier fits your budget: Aqara, SwitchBot, Dooya, Somfy or Lutron?
Curtain motors sold in the UAE fall into three tiers. Clip-on battery motors from SwitchBot and Aqara cost AED 209 to 740 each, device only[2]. Wired track motors from Dooya and Somfy are priced per window. Architectural shades from Lutron are quote-only and need a Lutron processor[10].
The table checks one example from each tier on the specs that matter in a Dubai home. Matter, in the last column, is the shared smart-home standard that lets a device from one brand work with Apple, Google and Amazon apps.
| Tier | Example | UAE price | Power | Rated load | Heat rating | Needs |
|---|---|---|---|---|---|---|
| Clip-on, budget | SwitchBot Curtain 3 | AED 209 to 300, device only[2] | Battery, about 8 months in SwitchBot's test[11] | 15 kg rod, 16 kg U-rail[11] | Room temperature recommended[11] | SwitchBot hub for Matter |
| Clip-on, Zigbee | Aqara Curtain Driver E1 (rod) | AED 480 to 530, device only[2] | Built-in battery, about 1 year[7] | 12 kg[7] | 0 to 45°C[7] | Aqara Zigbee hub |
| Clip-on, roller blind | Aqara Roller Shade Driver E1 | AED 302, device only[2] | Built-in battery[12] | Bead chains 3 to 6 mm thick[12] | -10 to 55°C[12] | Aqara Zigbee hub |
| Wired track | Dooya DT82 or DT52 | Priced per window[2] | Mains at the track | Suits long, wide tracks; ask for the motor's rated track length | Ask the distributor | RF remote, or a gateway for Zigbee or Matter |
| Premium track | Somfy Movelite, Irismo, Glydea | Priced per window[1] | Mains, or rechargeable on the Irismo WireFree[13] | 35, 45 and up to 60 kg[9] | Irismo WireFree: 0 to 60°C[13] | Somfy RTS remote or TaHoma hub |
| Architectural | Lutron Sivoia QS, Triathlon | Quote-only, no boxed UAE product[10] | Wired QS or Clear Connect radio | Made to size | Ask the distributor | RA2 Select, RadioRA 3 or HomeWorks processor[10] |
The clip-on rows suit a renter or a single room. Dooya or Somfy suit a villa with heavy blackouts. Lutron suits an estate on a wired control system.
With Somfy, ask which radio you are getting. RTS is one-way, so the motor never reports back. io is two-way and reports position and battery level, which scenes need[1].
Every clip-on motor here is listed with its UAE price and check date in our smart curtains and blinds range. At the top tier, the Lutron Sivoia QS shades page explains which processor each system needs. To pick the motor itself, read our guide to the best smart curtain and blind motors for Dubai.
Battery or wired motors: which costs less over five years?
Over five years, battery and wired curtain motors differ mainly by one line: power at the window. Battery motors need no new circuit, but need a charge every 6 to 12 months in our experience, so 5 to 10 charges in five years. Wired motors need electrical work where there is no power point, then no charging[1].
Makers test battery life in different ways:
- SwitchBot Curtain 3: about 8 months, with an 8 kg curtain on a 3 m track, moved once a day at 25°C[11].
- Aqara Curtain Driver E1: about a year from a built-in 6,000 mAh battery, changing with curtain weight, track length and friction[7].
- Lutron Serena: 3 to 5 years from six D-cell batteries[6].
Heavier curtains, longer tracks and more trips a day cut those figures. Aqara's battery is built in and cannot be swapped[7]. Lutron's D-cells are standard batteries.
In a power cut, battery motors keep working and wired motors stop, which is why every motor we specify keeps a manual override[1]. Our power cut guide explains what else keeps running.
A wired motor such as Somfy's Glydea Ultra runs on 110 to 240V mains[8], and a new feed to the window head is electrical work. DEWA advises using a DEWA-approved electrical contractor for electrical work in Dubai, homes included[14].
Are motorized blinds cheaper than curtains?
Motorized blinds are not always cheaper than curtains in Dubai. At UAE retail, Aqara's roller blind driver costs AED 302, against AED 480 to 530 for its curtain driver. But SwitchBot's curtain motor starts at AED 209, device only[2]. The bigger difference is what each motor can move.
A roller blind driver turns the blind's bead chain. Aqara's fits chains 3 to 6 mm thick, and the tube and bracket are checked on site before you buy[12]. It cannot pull a heavy curtain along a track, so check the weight first and the price second.
Two SwitchBot products are easy to confuse. The Roller Shade is a complete new blind, priced by width at AED 590 to 930. The Blind Tilt, at AED 210, only tilts venetian slats[2].
We specify solar screen fabric by openness, the share of the weave that lets light through. We use 1 percent for a room close to dark, 3 percent to cut glare and keep daylight, and 5 percent to keep the view[1].
Motorised blinds also have no loose cord. We found no UAE-specific safety notice for blind cords. In Europe, EN 13120 sets cord-safety rules for internal blinds where children up to 42 months old may be present[15]. In the US, the Consumer Product Safety Commission (CPSC) counts motorised window coverings as cordless[16].
What pushes the price of motorised curtains up or down?
Six things move a motorised curtain quote in Dubai: the curtain's weight, the number of layers, power at the window, finished walls, the fabric and the smart-home link. Our per-window price of AED 800 to 2,500 moves mostly with window width, fabric weight and whether power is close by[1].
- Weight. Clip-on motors are rated for 12 to 16 kg[7][11]. A heavy blackout needs a track motor rated for 35 to 60 kg[9], priced per window instead of off the shelf.
- Layers. A sheer plus a blackout doubles the motors.
- Power at the window. Wired motors need it, and the work is priced after the survey.
- Finished walls. Electrical work costs more on finished walls than at first fix.
- Fabric. Shops advertise made-to-measure fabric at about AED 35 to 200 a square metre[4]. Keeping yours removes the line.
- The smart-home link. A hub costs AED 140 to 370[2]. A wall switch such as the MOES curtain touch panel, AED 120 on amazon.ae, needs a neutral wire at the switch box[2].
Exterior screens and pergola awnings can also need your community's approval, while interior curtains do not change the facade. Check your community's villa design guidelines before changing anything visible from the street.
Do motorised curtains really lower your DEWA bill?
Motorised curtains lower a DEWA bill only through cooling, and only in homes with their own AC on a DEWA meter. On the DEWA-metered homes our team has worked on, automated shading that closes before peak sun cuts cooling load by roughly 15 to 20 percent. A district-cooled flat sees no DEWA saving from it.
DEWA advises using curtains, drapes, shades and awnings in summer to cut the heat coming through glass, but gives no percentage[17]. Our 15 to 20 percent is a share of the cooling load, not of the whole bill.
Some curtain companies advertise 25 to 30 percent, and none we read cites a measurement. In October 2026, Bing's AI answer told us blinds cut DEWA bills by 20 to 40 percent. That range comes from our own guide to cutting a DEWA bill, where it covers smart AC, shading and energy monitoring together.
In October 2026, DEWA's top home slab, above 6,000 kWh a month, was 38 fils per kWh. The three lower slabs were 32, 28 and 23 fils. A 6 fils fuel surcharge and 5% VAT sit on top, and Dubai has no residential time-of-use tariff[18].
Quick math: in a month billed above 6,000 kWh, each kWh you save is worth 38 fils plus the 6 fils fuel surcharge, or 44 fils. With 5% VAT, that is about 46.2 fils. So 1,000 kWh saved in such a month is worth about AED 462[18]. Below 6,000 kWh, the saved units come off a cheaper slab at 32 or 28 fils. The meter, sewerage and housing fees do not change.
Insulation does more than shading. The National reported a University of Sharjah study in 2024 that modelled a UAE villa. Insulation alone cut its energy use by about 25 percent in August, more than fixed shading devices did[19]. The cheapest lever is free: DEWA says each 1°C above 24°C saves up to 5% of AC use[20].
In a district-cooled flat, the cooling company bills the cooling, not DEWA. Empower, for example, bills AED 750 per refrigeration ton each year as a fixed capacity charge, plus what you use[21]. Shading only touches the part you use, and none of it shows on a DEWA bill.
Smart control of the AC and lights is the bigger lever: about 20 to 30 percent off cooling costs in the DEWA-metered homes our team has designed. That figure is for AC and lighting control, not curtains, and our smart lighting and climate control service covers it. Our summer DEWA bill guide covers the rest.
Will a battery curtain motor survive a Dubai summer?
A battery curtain motor can handle a Dubai summer only if it stays inside its maker's heat rating. Aqara rates its Curtain Driver E1 at 0 to 45°C. SwitchBot recommends room temperature for the Curtain 3. Somfy rates the Irismo 45 WireFree at 0 to 60°C[7][11][13].
SwitchBot's Curtain 3 battery figure comes from a test at 25°C[11]. The older SwitchBot Curtain, a different product, is rated -20 to 60°C[22], a range not printed for the Curtain 3. When we asked ChatGPT in October 2026, it gave that older range for SwitchBot and suggested it for hot, sun-facing glass.
Aqara's roller blind driver has a wider range than its curtain driver, at -10 to 55°C[12]. The Aqara Curtain Driver E1 page in our range lists its UAE price and the hub it needs.

Common mistake: putting a clip-on motor on a heavy blackout drape. Buyers on amazon.ae describe a SwitchBot that stuck halfway along the rail, and an Aqara rod driver that could not pull the weight printed on its box. Owners on Reddit report the same stalls on long or heavy curtains. Weigh the curtain first. Aqara rates its rod driver for 12 kg[7] and SwitchBot the Curtain 3 for 15 to 16 kg[11]. Anything heavier needs a track motor.
Can renters motorise curtains without drilling?
Yes. A Dubai tenant can motorise curtains with clip-on battery motors that grip the existing rod or rail, with no drilling and no wiring. Our no-drill rental package costs AED 2,800 to 6,000 for a typical flat in JVC, Business Bay or Downtown, and the motors leave with you when you move[1].
Anything that drills or wires is different. Article 19 of Dubai's tenancy law, Law No. 26 of 2007, says a tenant may not make changes or carry out works without the landlord's permission and any licences needed[23]. A drilled bracket or a new power feed is a change, so get consent in writing first.
Match the motor to the rod. The SwitchBot Curtain 3 rod version clamps to a round pole with no drilling[2]. Buyers of Aqara's rod driver report that it needs a rod that does not extend, 25 to 32 mm across.
In a district-cooled tower, buy for glare, privacy and a darker bedroom, not for the bill. Our Jumeirah Village Circle area page shows how cooling is supplied in JVC, and the Business Bay area page does the same for its towers. For other upgrades a tenant can take along, read our smart home guide for rental apartments.
Retrofit or pre-wire: when does wiring for curtain motors pay off?
Pre-wiring for curtain motors pays off while the walls and ceilings are still open. Our team's figure is that wiring a villa while it is being built costs 60 to 70 percent less than wiring it after it is finished. For curtains, that means power at each window head and a ceiling pocket for the track, planned before plastering.
In a finished villa, you can mix the two: wired motors where power is easy to add, battery motors elsewhere. On a new build, one Dubai villa owner wrote on Reddit that he chose Somfy for every curtain, blind and awning, as one platform controlled locally, inside the home.
Dubai Municipality's Al Sa'fat green building system regulates the glass, not the curtains[24]. Where windows make up under 40 percent of a wall, its Silver tier caps the shading coefficient at 0.4. That number measures how much sun heat the glass lets in.
Our guide to retrofitting versus building new weighs both routes system by system, and our KNX cost guide prices a wired control system for the whole villa.
What do motorised curtains cost after the first year?
Motorised curtains cost little to keep running after the first year. Battery motors need a charge about every 6 to 12 months in our experience[1], and Lutron rates its Serena shade batteries at 3 to 5 years[6]. Repairs are quoted once the 12-month workmanship warranty ends, and that term can vary by product.
- Batteries. Aqara's E1 battery is built in[7]. Lutron's Serena takes six standard D-cells[6].
- Power. A wired motor draws power only while it moves. The Dooya T10, for example, is rated at 13W[3].
- Warranty. Each brand sets its warranty through its UAE distribution, so get the term in writing, not from a US product page.
Ask who comes out if a motor stops in year three, and what that visit costs. Our smart home AMC guide sets out what a yearly support contract should cover.
How do you read a motorised curtain quote?
A motorised curtain quote you can compare names the motor brand and model for each window. It counts the motors and lists the track, fabric and power work as separate lines. It also states the workmanship and motor warranties in writing. One price per window with none of these hides the lines where quotes differ most.
Check that these lines are on the quote:
- The motor brand, model and count, window by window.
- The track type and length, single or double.
- The fabric and lining, with the openness or blackout level.
- Power work at each window head, or a note that the motors run on battery.
- The hub, and who sets up the app and scenes.
- The workmanship and UAE motor warranties, in years and in writing.
Red flags show up in 1-star Trustpilot reviews of Dubai curtain companies from 2025 and 2026. Buyers describe hooks swapped for velcro, discounts promised by phone but never written down, and rushed fitting that damaged walls.
In one 2025 review, curtains came back ruined from a repair and the contractor then admitted he had no office. Check for a real office and a trade licence before you pay.
Common mistake: paying the full balance before a fitting date is in writing. One Dubai buyer's 2026 review describes paying upfront, being offered date after date, and getting the curtains fitted only after asking for a refund. Pay a deposit, tie the balance to a working handover, and get every promise on paper.
Online, the trap is the wrong product. On 3 October 2026, amazon.ae listed the Somfy Altus RTS kit at AED 1,143.54, a motor for roller shutters. It also listed the Somfy Clever Tilt kit at AED 2,049.64, a US venetian blind kit that does not fit UAE curtain tracks[3]. SwitchBot's solar panel fits the original Curtain and Curtain 2, not the Curtain 3[2]. If you see 80 kg quoted for an Aqara C3, treat it as a different Aqara C3 product, not the clip-on Curtain Controller C3 in our range.
Buy from a mainstream UAE retailer or the brand's UAE distribution. The Telecommunications and Digital Government Regulatory Authority (TDRA) says Wi-Fi, Bluetooth and other radio devices must be type-approved before commercial sale in the UAE[25]. A motor imported for your own use needs no registration[26]. Curtain motors fall under the UAE's general conformity rules for household electrical equipment, run by the Ministry of Industry and Advanced Technology (MoIAT). There is no separate curtain-motor scheme[27].
If you already hold a curtain quote, ask us to check it line by line before you pay a deposit.
What is the cheapest honest way to motorise curtains in Dubai?
The cheapest honest way to motorise curtains in Dubai is one clip-on battery motor on a curtain you already own. The SwitchBot Curtain 3 sells from AED 209 on amazon.ae, device only[2]. A SwitchBot hub, from AED 140, adds control away from home[2].
That suits a light curtain on a standard rod or rail. If your curtain hangs from a rail, the SwitchBot Curtain 3 (U-rail) page in our range shows that version and its price.
Cheaper Wi-Fi motors exist. On 3 October 2026, Zemismart's range was listed at AED 199.99 to 506.35 on amazon.ae[3], and a generic Tuya motor set at AED 229.44 on noon.com[28]. Some buyers in the region report budget Wi-Fi curtain motors dropping off the network or failing within months. One UAE buyer says a budget Tuya motor worked well only once separate Bluetooth and Zigbee bridges were set up, an extra cost to plan for.
IKEA's smart blinds, a common budget pick in global articles, are not sold here. IKEA UAE's electric blinds category showed no products on 3 October 2026[29].
Pro tip: weigh the curtain before you buy a motor. Take one panel down, stand on a bathroom scale holding it, then subtract your own weight. If a panel comes close to the 12 kg Aqara or 15 kg SwitchBot rating, skip the clip-on route. Measure the rod too.
When are motorised curtains not worth the money?
Motorised curtains are not worth the money if you want them to cut a district-cooled flat's bill. They are also hard to justify on small windows within easy reach, or on a heavy drape that needs a wired motor you cannot power. They earn their cost on tall or hard-to-reach glass, on many windows, and in rooms that need shade before peak sun.
People who answer this question online agree on the good cases: skylights, windows out of reach, limited mobility and many windows to work every day. For two small bedroom windows, ordinary curtains do the job.
Real talk: do not buy motorised curtains to pay for themselves through DEWA. Shading cuts cooling load. It does not touch the meter, sewerage and housing fees, and each saved unit is worth about 46.2 fils only in months above 6,000 kWh[18]. Buy them for a darker bedroom, less glare on a sunny window, curtains that close on a timer while you travel, and glass you cannot reach. Count any DEWA saving as a bonus.
How Dubai Smart Home prices and plans motorised shading
Three choices set the cost of motorised curtains more than any brand. They are the motor count once you count layers and splits, battery or mains power at each window, and whether your fabric can stay. Settle those, and two quotes finally describe the same job.
We survey every opening, check the fabric weight and the sun on each window, and specify the motor, track and fabric window by window. We prepare any community paperwork, coordinate the work through to handover, and set up the app, the scenes and the wall controls. The motors are mounted and tested before handover, and workmanship is covered for 12 months, a term that can vary by product[30].
Our motorised curtains and blinds service starts from AED 800 a window and AED 2,800 a room[1]. After the free site survey you get an itemised quote with every motor named.
Our work is rated 4.9/5 by Dubai homeowners. For a price built motor by motor, ask for a free site survey, or share your window sizes on WhatsApp with a photo of each track.
