Most KNX quotes in Dubai arrive as one lump sum. That hides the lines that set the price: the circuit count, the keypads on the wall and who keeps the programming file. Sign the wrong quote and you can end up paying for the integrator's software licence, or owning a villa that nobody else can edit.

How much does a KNX system cost in Dubai in 2026?
A KNX system for a whole four to five bedroom Dubai villa costs AED 40,000 to 160,000 on our lighting control service. That range covers a KNX backbone with DALI fittings, 40 to 80 controlled circuits, and blinds, climate and logic on the same bus. An estate costs AED 160,000 to 350,000, and a room or two starts from AED 10,000.
KNX is a wired control standard that keeps working without the internet. The bus is the shared control cable run to every KNX keypad, sensor and panel module. DALI gives each light fitting its own address, so each one can be controlled on its own.

KNX makes sense in the fourth row, and costs least at first fix, the stage when cable is run before the plaster goes on.

What does each part of a KNX system cost?
KNX parts are priced one device at a time, and only a few have a public UAE price. A Dubai electrical distributor listed ABB switch actuators at AED 649 for 4 channels, AED 930 for 8 and AED 1,204 for 12 on 2 October 2026[1]. KNX bus cable sold for AED 320 to 740 per 305 m roll at two UAE stockists[2][3].
The distributor prices are dealer prices, before installation. They have been higher in earlier listings, so treat them as a guide and ask for a dated quote. Parts without a UAE price below are quote-only, and installation is quoted separately after a free site survey.
The table lists every line a villa KNX quote should carry, with a UAE price wherever one exists.

The priced parts are the cheap ones. The quote-only lines and the hours are where quotes differ.
The AC line depends on what cools your villa. A villa with its own VRF system (a central AC system that runs several indoor units) needs a gateway that brings the VRF bus onto KNX. The CoolAutomation CoolMaster VRF gateway is one.
For Daikin, Samsung, Hitachi, Midea or Panasonic systems, the Intesis IN770AIR AC-to-KNX gateway does the same job.
Neither gateway talks to a chilled-water fan coil, the indoor AC unit common in district-cooled homes. For those, a KNX room thermostat such as the Siemens RDF800KN fan-coil thermostat drives the fan and valve directly.
All three are quote-only in our smart AC and climate range. For the gateways, the part and its integration are priced together.
Blinds share the bus in our whole-villa tier. Our motorised curtains and blinds page covers the Somfy and Lutron motors, so ask whether your quote includes them.
Quick math: if all 40 to 80 circuits in a villa were simply switched, they would need 4 to 7 twelve-fold actuators. At the AED 1,204 dealer price, that is about AED 4,800 to 8,400 of switching hardware[1]. Dimmed and DALI circuits need their own devices on top, but switching hardware alone rarely explains a six-figure quote.
Why do KNX quotes for the same Dubai villa range from AED 40,000 to over AED 300,000?
KNX quotes for the same Dubai villa differ because they rarely describe the same scope. Dubai integrators advertise a mid-range four-bedroom KNX villa at anything from about AED 40,000 to over AED 300,000, on pages we read on 2 October 2026. Circuit count, DALI, keypad brand, AC gateways and bundled extras usually separate them.
Our lighting control page names three price factors: the circuit count, whether the walls are still open, and how much lighting is decorative. Between two quotes, six things drive the gap:
- Circuits. A whole four-bedroom villa lands between 40 and 80, and each one needs an actuator channel, cable and programming time.
- DALI. DALI fittings need gateways, and each gateway handles a limited number of addresses.
- Keypad brand. Design keypads list at four to six times the price of a basic push-button.
- AC integration. A VRF gateway, or a KNX thermostat for each fan coil, adds a line per system or per room.
- Stage. A quote for a finished villa carries wall chasing and repairs that a first-fix quote does not.
- Bundled extras. Some "KNX villa" quotes fold in a cinema, multi-room audio, CCTV or a gate.
Ask for each extra as its own line. Cinemas and AV often run on a separate platform, which our Control4, Crestron and Savant comparison covers.
Real talk: a cheap KNX quote is not always a bad one, and an expensive one is not always padded. Compare the device schedule, not the total. In comments on a European KNX cost video, owners report paying about EUR 7,000 or EUR 9,000 more than a conventional installation on a new build. One adds that the ordinary switches you no longer buy offset part of the extra. These are European owner reports, not UAE prices. Another says electricians who do not know KNX quote high to avoid the job; his own electrician charges double per hour for programming. Give both bidders the same circuit list, then compare again.
How much does the hardware brand change the price of KNX?
The hardware brand changes the keypad line far more than the actuator line. An 8-fold switch actuator was EUR 231.23 from MDT and GBP 215.41 from Jung at European and UK retailers in October 2026[7][8]. Keypads ran from about EUR 100 for a Jung push-button to EUR 400 to 600 for a Basalte design keypad[9].
Apart from ABB and Schneider Electric, we found no UAE retail price for these brands, so ask your integrator for today's AED price.

Behind the wall, Jung's 8-gang actuator costs about the same as MDT's, so the premium buys little. On the wall, a Basalte keypad lists at four to six times a Jung push-button, and that gap repeats on every keypad.
Pro tip: spend where people look. KNX is one standard across 500+ manufacturers and 8,000+ certified devices[11], and a faulty device can be swapped for any KNX-certified replacement[12]. So a value or mainstream actuator in the panel can drive a design keypad in the majlis.

What do ETS programming and commissioning cost in Dubai?
No authority or trade body publishes a rate for KNX programming and commissioning in Dubai or the Gulf, so it is the least transparent line on any quote. One Abu Dhabi integrator advertises design, programming and commissioning at about 20 to 25 per cent of a project. Whatever the quote, ask for it as its own line, with the number of days.
Programming means setting up each device in ETS, the KNX Association's software: which button drives which circuit, the scenes and the timers. Commissioning means loading that into the devices on site and testing every one. Our whole-villa lighting control tier includes the programming and hands you the file.
KNX Association's own cost article (April 2023) is in euros, with nothing for the Gulf[13]. The Association does publish the prices of its three ETS6 licences, in euros, excluding VAT and shipping[5]:
- ETS6 Lite, EUR 200: up to 20 devices per project, unlimited projects.
- ETS6 Home, EUR 350: one project of up to 64 devices, cloud-based.
- ETS6 Professional, EUR 1,000: unlimited devices and projects, with an optional EUR 80 USB dongle.
Professional is the integrator's tool, bought once and used across many jobs, so it should never be a line on your quote. One KNX forum reply mentions pirated ETS copies, so it is fair to ask which licence your integrator holds.
Home suits an owner making small edits, but larger villas go past its 64-device limit. One Jumeirah Bay villa of more than 5,000 square metres, logged with the KNX Association, has 101 to 300 KNX devices.
That villa recorded 251 to 500 installation man-hours from a team of 6 to 10[14]. Few Dubai projects publish hours at all, so treat this as scale, not as a price.
How much do KNX cabling and the control panel add?
KNX cabling is cheap to buy and costly to add late. A 305 m roll of KNX bus cable cost AED 320 to 740 at two UAE stockists on 2 October 2026[2][3]. Our published guidance is that, before first fix, the bus adds mostly extra cable and a larger distribution board.
KNX bus cable is a shielded twisted pair, commonly 2x2x0.8 mm, run to every switch, sensor and actuator position at first fix[4]. The AED 740 roll is built to EN 50090-2-2 and rated to +70°C[3]. Even that most expensive roll costs less than one ABB 8-fold actuator.
KNX bus cable runs as its own extra-low-voltage circuit, kept apart from the mains wiring. The licensed electrical contractor routes it in line with the wiring rules of the Dubai Electricity and Water Authority (DEWA).
The panel is the other line. Every power supply, IP router and actuator takes width on the DIN rail[4], so ask whether your quote enlarges the main board or adds a separate KNX enclosure.

A standard KNX bus line is designed to carry around 64 devices before it needs a repeater or coupler, a limit that only comes up in very large homes. Our smart home pre-wiring guide lists what else to run before the walls close.
Is KNX cheaper in a new build or a retrofit in Dubai?
KNX is much cheaper in a new build. In our team's experience, pre-wiring during construction costs 60 to 70 per cent less than retrofitting the same control into a finished villa. A wired bus needs cable to every keypad and sensor position, which is easy before first fix and means chasing walls afterwards.
You may read on a Dubai installer page that a retrofit costs 30 to 40 per cent less than a new build. For a wired KNX bus, that is backwards.
Our lighting control page says it plainly. "In a Dubai villa we most often specify a KNX backbone with DALI fittings for new builds, and Lutron wireless for retrofits into completed homes."
KNX itself also runs over radio (KNX RF), powerline and IP, not only the wired twisted pair[15]. That gives a finished villa a way to add KNX devices without new bus cable. Our retrofit vs new build guide compares both routes for every system.
Common mistake: deciding on KNX after first fix. KNX owners and installers on forums give the same advice: commit before the walls close. Once the plaster is on, every keypad position you missed means a chased wall, a patch and a repaint. Agree the circuit list and keypad positions before first fix, even if the programming waits until handover.
Who owns the KNX programming file, and what should the handover include?
No UAE rule we found settles by default who keeps a KNX programming file, so put it in the contract. Ask for the exported ETS project file, any project password and the as-built device list, handed over at completion. Our lighting control service hands you the full programming file.
Because KNX is an open standard, any competent integrator can take a system on, but only if they can see how it was programmed. A complete handover includes:
- The exported ETS project file for the whole system.
- Any project password. On a KNX Secure system, which encrypts bus traffic with AES-128[16], it matters even more.
- The as-built device list and the group-address schedule (which button controls what).
- The app or server set-up and its logins.
- A test showing every keypad still works with the router and server switched off.
Real talk: the hardest KNX villa to own is one with no file. Owners on KNX forums describe buying a house with KNX and no documentation, then finding they cannot even connect to it. Asking for the file at handover costs nothing. Asking for it after a dispute, or after the integrator has closed, may get you nothing.
What does a KNX system cost after the first year?
A KNX system needs no subscription to run, so year-two costs come from changes, support and any optional app. ABB's MyBuildings remote-access service costs EUR 24.99 to 74.99 a year[6]. Change visits and support contracts are quoted per villa, and the 12-month workmanship warranty, which can vary by product, ends.
KNX Association says many 20-year-old installations still run and remain compatible with current devices[12]. A failed actuator in year eight is a part swap, not a new system.
Manufacturer warranties vary by brand, so ask for each term in writing. What a yearly support contract should cover is in our smart home AMC guide.
On villas our team has worked on, smart AC and lighting control together have cut cooling costs by about 20 to 30 per cent in DEWA-metered homes. It does not apply to the fixed capacity charge on a district-cooling bill, and it is not a saving KNX gives on its own.
Does Dubai Municipality require KNX or lighting control in a new villa?
Dubai Municipality does not require KNX, but it does require lighting controls in new villas. Al Sa'fat, Dubai's green building system, makes lighting controls part of its Silver tier, the mandatory minimum, and points villas to the Dubai Building Code's villa section[17]. KNX is one way to comply, not the only one.
The Code sets the detail, and the designer preparing your Dubai Municipality drawings confirms what satisfies it. The table shows which Al Sa'fat clauses (2nd edition, January 2023) touch a private villa[17].

Most villas only need the mandatory Silver tier. Platinum is optional and is more often a developer's decision for a whole community than an individual owner's. So a KNX climate package in a villa is a comfort and efficiency choice, not a compliance item.
Two safety systems stay outside KNX. The UAE Fire and Life Safety Code requires escape lighting that switches on by itself when normal power fails[18], and UAE practice treats it as its own tested circuit[19]. The Ministry of Interior's Hassantuk fire safety system has been mandatory for all UAE villas and townhouses since 1 January 2024, and the homeowner is responsible for it[20]. A KNX system replaces neither.
How big is a typical KNX installation in a Dubai villa?
A typical four-bedroom Dubai villa on KNX has 40 to 80 controlled circuits, by our published guidance, and a large living room alone usually wants four to six. In device terms, Dubai villas logged with KNX Association sit in the 26 to 100 and 101 to 300 bands[14].
A circuit is a group of lights that switch or dim together, such as downlights, a cove or lamps.
In the database, a six-bedroom Palm Jumeirah home (2020) has 26 to 100 KNX devices, with Control4 for the cinema. An Emirates Hills villa of 7,000 sq ft (2018) and a Jumeirah Bay villa (2024) sit in the 101 to 300 band, the second using 11 KNX brands[14]. A four-level villa in Al Barsha runs DALI lighting on a KNX backbone[21], the same layout as our whole-villa tier.
In a finished villa, some communities ask for a modification no-objection certificate (NOC) before electrical work. Fees and deposits vary by master developer, so check with your community management first.

How do you read a KNX quote line by line?
A KNX quote you can compare names every device by model, counts the circuits and DALI gateways, and prices programming and commissioning as their own line with days. It also says who keeps the ETS project file. A single lump sum with none of these is the first red flag.
Check that these lines are there:
- A device schedule with the brand and model of every actuator, keypad, sensor and gateway.
- The circuit count room by room, and the number of DALI gateways.
- Hardware and programming as separate lines, so any markup on parts is visible.
- The AC part: a VRF gateway or fan-coil thermostats.
- Panel work: a larger board or a separate KNX enclosure, plus any battery backup (UPS) and network rack.
- The handover clause and each warranty term, in writing.
Treat these as red flags:
- An ETS6 Professional licence charged to you. It is the integrator's EUR 1,000 tool[5].
- "KNX-compatible" parts that are missing from KNX Association's certified device database[11].
- An installer who cannot show KNX Certified Partner status, which takes a KNX Basic Course at a certified training centre and an exam passed with at least 50 per cent[22].
- A phone control app (the visualisation) that is not on your UAE app store account.

Is KNX worth it, or is a wireless system enough?
KNX is worth it for a villa that is being built or fully renovated, where the cable can go in before the walls close. For a rented flat, a finished apartment or a single room, a wireless system usually does the job for far less. KNX still needs a power supply, an IP router and programming however small the job.
A post on Reddit's KNX forum says most people in the UAE think KNX is "old". KNX is an international standard, published as EN 50090 and ISO/IEC 14543-3[23], with a national group for the UAE and the GCC, KNX Middle East[24]. Its newer KNX IoT layer runs over Wi-Fi, Ethernet and Thread, a low-power mesh network[15].

What goes wrong on KNX projects in Dubai?
Most KNX problems in Dubai villas are set before the system is switched on. The usual ones are a circuit plan fixed after first fix, no project file at handover, an uncertified installer and safety functions tied to scenes. Each is cheap to prevent and costly to fix once the walls are closed or the integrator has gone.
- A late circuit plan. Missed keypad positions mean chased walls. Fix: lock the circuit list before first fix.
- No project file. The next integrator starts blind. Fix: a handover clause in the contract.
- An uncertified installer. Fix: check KNX Certified Partner status before you sign.
- Core control through a software layer. A reply on Home Assistant's forum warns that this gives up KNX's independence. Fix: keep keypads and scenes working on the bus alone.
- Fragile front-end gear. One integrator on Quora recalls the costly failures: a GBP 1,000 remote and a GBP 4,000 video switcher. Fix: keep the bus simple and treat screens as replaceable.
Common mistake: putting escape lighting on KNX scenes. Escape lighting is its own Dubai Civil Defence-regulated system that has to switch on by itself when the power fails[18]. Keep it separate from KNX scenes and automations, so no keypad, timer or bus fault can switch it off.
