Nshama’s townhouses and flats around Town Square Park, off Al Qudra Road. Young families, first-time buyers and tenants live here, so we plan upgrades that suit a starter budget or a lease: AC control, smart locks, doorbells, garden watering and Wi-Fi.

Dubai Smart Home designs home automation in Town Square Dubai, Nshama’s community of townhouses and flats on Al Qudra Road, and coordinates each job. Most jobs cover AC control, a smart lock, a video doorbell, garden watering and Wi-Fi, with plug-in options for tenants. Single upgrades start from AED 1,500.
What moves the price in Town Square: flat or townhouse, whether a tenant needs plug-in devices only, a corner plot’s bigger garden, and whether a lock or camera needs Nshama’s NOC first.
Town Square is Nshama’s freehold master community on Al Qudra Road in Dubailand, launched in 2015 around a large central park and a retail promenade. Most families live in gated townhouse clusters such as Hayat, Zahra, Naseem, Noor, Sama and Safi. Their three and four bedroom homes each have a private garden and two parking bays, and each cluster shares its pools and play areas. Low and mid-rise apartment buildings, mostly around the park, include Rawda, Zahra Breeze, Jenna, Warda and the UNA co-living block. Nshama still runs the community itself.
Bayut describes buyers here as mainly families and first-time buyers, and rates Town Square one of Dubai’s best areas to rent a townhouse. So a smart home here usually starts small: one upgrade that fits a starter budget, or plug-in devices a tenant takes on moving day. Town Square is missing from the published district cooling lists, so most homes seem to run their own AC, which your bill will confirm. On your own units, AC control shows up quickly in what you pay DEWA. With no metro station inside the community, remote control of the door matters too.
A 2026 community review says Town Square Park is hard to enjoy in peak summer, so families stay inside with the AC on. Most homes here seem to run their own AC, and your bill will confirm it. Room schedules stop cooling empty bedrooms and cool the house again before school pick-up.
Town Square draws first-time buyers and plenty of townhouse tenants. So the first step is often small and portable: a plug-in AC controller, smart plugs and battery sensors that a tenant can take when they move. Fixed devices wait for the owner’s written consent.
Town Square has no metro station inside it. Residents use a feeder bus, taxis or the car, and the nearest stations are a 20 to 30 minute drive. On long days out, a video doorbell answers couriers from your phone, and a lock code lets the cleaner in at the agreed time.
Dubai International Academy’s Town Square campus was set to open in August 2026, and Horizon English School plans one for the 2027 to 2028 school year. An older child can have their own lock code, and a parent at work gets a phone alert when the front door opens after school.
Most townhouses here have a private garden and two parking bays, on plots from about 1,870 sq ft. One smart irrigation controller at the existing valve usually covers it, watering before sunrise and warning you when a drip line breaks. Corner units, with plots over 4,000 sq ft, may need a second zone.
Build quality has varied between phases. A 2026 review names paint finish, bathroom waterproofing and AC duct alignment as common complaints. Leak sensors under bathroom and kitchen pipes catch a slow leak early. At the survey we check the walls and ducts before choosing where panels and controllers go.
Often, yes. Nshama’s alterations page lists smart locks, CCTV and exterior security devices as needing a community NOC. Plug-in devices usually do not. We check your job and prepare it.
