You buy a curtain motor or a door sensor, discover it needs one, and pick whichever box the shop suggests. Two years later that box is quietly deciding which devices you are allowed to add, which app your family has to use, and whether the house keeps working when the internet drops. It is the one purchase here worth thinking about before the thing that prompted it. A hub does three jobs: it speaks the radio protocols your devices use, it runs your automations, and it bridges everything into Apple Home, Alexa or Google. Where they differ is how many protocols they cover, whether the automations run locally or in a cloud, and what else they bring along. Some add infrared so they can also control the AC and the TV. Some add a siren, a temperature display or an ethernet port. Those extras matter more than they sound in a villa.

Start with the protocols. Zigbee devices need a hub, but they form their own mesh network that gets stronger with every device you add and keeps running with no internet at all. That is the right foundation for a villa with dozens of devices. Wi-Fi devices need no hub and are fine for a handful, but twenty of them on a home network is a different proposition. Matter is the layer that lets devices from different brands sit in one app, and a Matter-capable hub is what makes that work in practice.
Then decide whether automations must run locally. A hub that processes its own rules keeps lighting scenes, curtain schedules and AC timers working when the connection drops, which does happen here. A cloud-dependent bridge loses all of it until service returns and leaves you with the wall switch. Homey Pro runs locally; the much cheaper Homey Bridge does not. That is the main difference between them and it is worth understanding before choosing on price.
Next, look at what else the hub carries. The Aqara M2 adds ethernet and infrared, so it sits in a villa rack on a wired connection and doubles as the controller for split ACs and the television. The M1S Gen 2 has a speaker and siren, so it can act as an alarm chime. SwitchBot's Hub Mini and Hub 2 are what turn SwitchBot's Bluetooth curtain motors and locks into devices you can reach from outside the house, so if you own any of those, the hub is not optional.
Be clear on one distinction: a control panel is not a hub. The Aqara V1 Display Switch is a wall-mounted screen for running scenes from the hallway rather than the radio brain of the system. Villas often want both, and a panel by the front door is a genuinely useful thing for guests and staff who will not install your app.
