Dubai Silicon Oasis was set up as a technology free zone in 2003, where Sheikh Mohammed Bin Zayed Road meets the Dubai to Al Ain Road. It also houses about 88,000 people, by a 2020 count. Towers from several developers, including Palace Towers, Axis Residences, Silicon Gates and Binghatti Terraces, hold a lot of studios and one-bedroom flats let to professionals and students. The villas sit in two clusters, Cedre Villas and Semmer Villas, with over 1,600 homes of three to five bedrooms between them. Semmer, finished in 2006, came first.
That mix shapes smart home installation in Dubai Silicon Oasis. The towers run on Empower district cooling, so each room has a fan coil unit that needs a thermostat built for chilled water. Villas need a look at the roof and the bill before anyone picks AC controls. The oldest homes are 20 years old, so wired work means a retrofit. DSO’s fibre is a business-park asset, not proof your flat is well wired. And the zone answers to a government authority, not a developer, which adds a step for bigger jobs.
Tower flats in DSO take chilled water from Empower, and the AC is a fan coil unit hidden in the ceiling. Nest, Ecobee and Sensibo cannot drive its valve and fan. A fan coil thermostat on a schedule trims the metered part of the cooling bill.

Semmer Villas date from 2006, and Cedre Villas are well established too. The walls are finished and spare conduit is rare, so wired work means cutting plaster. Plans start with wireless switches, sensors and AC controls, and cable only runs through ceiling voids that can be reached.
DSO promotes its fibre network, and the business park has it. That says nothing about the cable inside your flat or villa. We check which operator serves your building and test each room, then plan mesh or wired access points where the signal drops.
Many DSO homes are rented, some by students at RIT Dubai and nearby Academic City, and residents say Semmer Villas mostly house Emirates staff. We specify locks that keep the old cylinder, plug-in hubs and stick-on sensors, so the kit moves out with you.
Studios in towers such as Palace Tower 2 and Binghatti Terraces start at roughly 400 to 450 sq ft, with no spare wall for a big panel. A compact hub, a fan coil thermostat, a smart lock and voice control run the whole flat from a phone.
