What moves the price here: villa, townhouse or apartment first, then the number of rooms and AC zones, and whether the home is new or mid-renovation. The biggest golf-course mansions can reach AED 350,000.
Dubai Hills Estate is Emaar’s 2,700-acre master community on Al Khail Road, between Al Barsha South and Mohammed Bin Rashid City. At its centre is the 18-hole Dubai Hills Golf Club, with Dubai Hills Park, Dubai Hills Mall and King’s College Hospital close by. Villa clusters such as Golf Place, Parkway Vistas, Fairway Vistas and Sidra Villas sit around the course. Maple is the best-known townhouse cluster, and apartment blocks such as Park Heights, Mulberry, Collective and Acacia line the central park and boulevard.
Families are the core buyers here, while couples and young professionals often rent the flats near the mall. The first villas and townhouses were handed over around 2019, and new projects keep launching, with Park Gate villas due in 2027. So the homes are fairly new, but few have data cable in every room. No public source names a district cooling provider, so we read your bill before promising any AC saving. A Golf Place villa, a Maple townhouse and a Park Heights flat share an address but little else. Villas need gate, garden and pool control. Townhouses need care with shared walls. Flats stop at your own front door. We plan and price each one separately.
Dubai Hills Estate is on neither the Empower nor the Emicool area list, and no other provider is named for it. Villas are commonly billed for AC on their own DEWA meter, but not always. We read your bill first, then choose the thermostat and a realistic saving.
Homes handed over from 2019 feel new, but most were built with power and lighting circuits only. Bedrooms may lack a data point, and some switch boxes have no neutral wire, varying room by room. We open boxes at the survey and choose switches that suit them.
Many villas back onto the Dubai Hills golf course, and many flats look over the park and the boulevard. We plan camera angles that cover your gate, garden or balcony only, so they do not film golfers, park paths or the terrace next door.
Newer villas and apartment blocks here have big windows and sliding doors, and the inland summer sun is fierce. Motorised blinds that close on the west side before the afternoon keep rooms cooler, and air quality sensors can start purifiers after windy, dusty days.
New projects keep handing over, from Park Gate villas in 2027 to apartment blocks such as Hyde Residences. If you bought off-plan, extra conduit and back boxes cost little before the walls close. Nearby building sites also mean more dust on outdoor camera lenses.
Indoor devices in Dubai Hills Estate rarely need sign-off. Exterior villa and townhouse work goes to Emaar Community Management, and apartment work touching shared parts goes to the owners association.
