Pearl Jumeirah is a wedge-shaped island off the Jumeirah 1 coast, reclaimed by Meraas between 2009 and 2012 and once planned as East Bay. It is not Palm Jumeirah: it is smaller, newer and built very differently. Meraas sells serviced plots of around 10,000 square feet, and each owner builds a custom villa of ground plus one floor, so the island mixes finished homes, villas under construction and empty plots. Nikki Beach Residences adds a small set of branded apartments, townhouses and a penthouse.
Because so many villas are still being built, smart home installation in Pearl Jumeirah is often part of construction rather than a retrofit. That is the best time to do it, because cable for lights, speakers, cameras and Wi-Fi costs far less before the plaster goes on. Every villa also sits close to the open Gulf, so outdoor equipment has to cope with salt air from day one.
Many Pearl Jumeirah plots are under construction or just finished. If we join the design before the walls are wired, cable goes in cheaply, keypads sit where the architect wants them and nothing is added on later.
Every villa here faces the Gulf. Outdoor cameras, speakers, gate controls and garden lighting need sealed, coastal-rated housings and stainless fixings, with the recorder and network kept safely indoors.
Meraas, not Nakheel, is the master developer here, and it runs its own modification NOCs. Minor works can be approved in a few days, major ones in about ten working days. We match the application to the work.
Villas sit close together on similar-sized plots, with beach and neighbours near. Cameras and sensors are planned to cover your own boundary and the water side without looking into the next garden.
Custom villas here often add basements, roof terraces and large pool decks. A wired network with access points on every level and outdoor zone gives steady Wi-Fi from the basement cinema to the beach gate.
Homes at this level usually have household staff, and many owners spend part of the year abroad. Staff get their own access profiles, and owners can check cameras, AC and sensors from anywhere.
