Standalone family villas from the early 2000s, on big plots around the lakes of Emirates Living. We design smart control for the original AC, pool and irrigation timers, gate and camera control and Wi-Fi that reaches the garden, and plan proper wiring when you renovate.

Dubai Smart Home designs home automation in The Meadows, Emaar’s villa community in Emirates Living, and coordinates the job. Most jobs add smart control for the original split AC, pool pump and irrigation timers, gate and camera control, and Wi-Fi across two floors and a large garden. Many owners add wiring during a renovation. Single upgrades start from AED 1,500.
What changes the price: the villa size, whether there is a pool, how much of the garden you automate, and whether the villa is being renovated at the same time.
The Meadows is Emaar’s villa community in Emirates Living, next to The Springs, The Lakes, Emirates Hills and JLT. About 1,800 standalone villas sit in nine numbered clusters, Meadows 1 near Sheikh Zayed Road to Meadows 9 at the far end. There are no townhouses or apartments. Villas have three to seven bedrooms over two floors, a maid’s room, a carport and a garden, on plots from 5,500 to over 10,000 sq ft, and many lake-facing homes have their own pool.
The villas were built between about 2003 and 2007, so the original AC, wiring and pool plant are now around twenty years old. That shapes smart home installation in The Meadows. Smart control for the split units cuts a DEWA bill the family pays directly, and pool and garden timers look after a big plot. Many owners are renovating, which is the time to add cable for lighting, cameras and Wi-Fi before the ceilings close.
Renovation specialists describe the original Meadows AC as tired and expensive to run. Smart control switches off empty rooms and runs a warmer setting while you are out. When a renovation opens the ceilings, it is also the right time to replace the oldest units.
The first-build distribution boards and circuits are now two decades old. We check the board before adding load, and flag where an EV charger or a larger panel will need DEWA involvement, rather than piling new devices onto old wiring.
Many lake-facing Meadows villas have a private pool with ageing plant. A smart controller runs the pump and lights on a schedule, and leak and level alerts catch a problem before it shows up on the water bill.
Gardens here are large and planted for twenty years. Irrigation zones run on timetables from one app, and an outdoor access point gets Wi-Fi past the trees to cameras, the pool and the garden lighting.
Changes to the outside of a Meadows villa, such as a new gate motor, boundary cameras or a pool rebuild, need an Emaar community NOC. Interior smart devices usually need no sign-off, and we handle the NOC when a job does.
Owners across Meadows 1 to 9 are renovating and extending their twenty-year-old villas. We design from the renovation drawings, so cable for lighting control, cameras and access points goes in while the walls and ceilings are open.
Interior smart devices in The Meadows usually need no approval. Exterior work needs an Emaar community NOC, and we prepare and submit it for you.
