Smart home installation around the Emirates Living lakes.

The Lakes is the smallest of Emaar’s Emirates Living villa communities, with about 600 villas and townhouses next to Emirates Hills and between the Emirates Golf Club and Montgomerie courses. Homes sit on six islands of lakes and landscaping, Hattan, Zulal, Ghadeer, Maeen, Forat and Deema, and each has its own gated entry inside the wider community. The style is contemporary rather than Spanish, and many plots face the water.

The community launched in 2003 and was handed over by about 2009, so most homes still have their first ducted AC and electrics. Renovation contractors working here report ducting that was never properly balanced and distribution boards without adequate RCD protection. That shapes smart home installation in The Lakes: we check the board first, then add zoned AC control, pool and garden timers, gate and camera control and Wi-Fi around mature trees.

Ducted AC out of balance

Most Lakes villas cool through ducted systems that are now past their design life, with ducts that were never balanced. Zoned smart control with motorised dampers, or a controller on each ducted unit, lets you cool the rooms you use instead of the whole floor.

Boards without proper RCDs

Contractors in The Lakes find original distribution boards short on RCD protection and circuits undersized for today’s loads. We test the board before adding anything, and tell you plainly if a circuit needs work first.

Two gates to get through

Each of the six islands has its own entry and security inside the Emirates Living gate, and your villa has its own gate or garage too. Smart access handles your layer, with codes for drivers, cleaners and deliveries.

Original pool plant and plumbing in The Lakes often need more than a service after twenty years. Leak sensors and a smart pump controller catch problems early, once any repairs are done.

Trees, water and thick walls

Mature landscaping and solid walls block a single router, and garden cameras by the water need a steady signal. The answer is a wired access point on each floor and a weatherproof one outside.

Emaar approval for outside work

New gate motors, boundary cameras, pergola lights and pool work count as exterior changes, which need an Emaar community NOC. Inside the villa, smart devices usually need no sign-off. We handle the NOC when a job needs one.
