Two rooms with identical kit lists can sound completely different. What separates them is almost never the equipment.
The budget gets allocated
Nearly all of it goes on the box list, because that is what is easy to compare on a quote. Treatment and calibration are whatever is left.
A meaningful share goes to the room itself. A well-treated room with mid-tier speakers beats an untreated room with expensive ones, every time.
The room is a bare concrete box
Standard in a Dubai villa, and largely ignored. Hard parallel surfaces give you slap echo and a bass response that changes seat to seat.
