Lake-ringed cluster villas from about 2006, many of them now under renovation. We plan lighting control, AC zones, motorised shading, cameras and gate access for the house, then carry the same app out to the pool, garden and water’s edge.

Dubai Smart Home designs home automation in Jumeirah Islands, Nakheel’s gated community of villa clusters set in man-made lakes, and coordinates each job through to handover. Most work happens during a renovation: lighting control, AC zones, shading, cameras, and control of the gate, pool and lakeside garden. Single upgrades start from AED 1,500.
What moves the price here: whether the villa is mid-renovation with the ceilings open, its size and layout, how much of the pool, garden and lake edge you automate, and any old system that needs replacing.
Nakheel launched Jumeirah Islands in 2004, and the first families had moved in by about 2006. The community sits off Sheikh Zayed Road between interchanges 5 and 6, behind a gate with round-the-clock security. Its 46 clusters stand on islands in man-made seawater lakes, each holding 16 villas of four or five bedrooms with a private pool and garden. The launch themes were Oasis, Islamic, European and Mediterranean. Inside, most villas follow a Garden Hall, Master View or Entertainment Foyer layout. The 31 Mansions and 84 townhouses sit in enclaves of their own.
Those villas are now 15 to 20 years old, and the local market has turned to refurbishment. Knight Frank, reported by Khaleej Times in 2024, found buyers here spending heavily on renovation after they buy. For a smart home installation in Jumeirah Islands, that is the best moment: with ceilings open, new cable for lighting control, cameras and access points goes in once. Original switches and boards vary from villa to villa, so we survey before we design. As far as we can find, most villas run their own AC, which we confirm on site.
The first villas were lived in by about 2006, long before today’s smart switches and Wi-Fi standards. Switch boxes, neutral wires and the main board differ between villas. A renovation is the cheap time to pull new cable. Without one, wireless devices and no-neutral switches leave the walls closed.
Garden Hall and Entertainment Foyer villas are planned around a large living hall. A room that size usually carries several lighting circuits and a long row of plates by the door. Lighting control turns them into scenes for dinner, guests or a quiet evening, set from one keypad or the app.
Master View villas have floor-to-ceiling windows and big balconies looking over the water. Motorised blinds and curtains on a sun schedule take the glare and heat off that glass in the afternoon. After dark they close by themselves, so the lit rooms are not on show across the lake.
As far as we can find, most villas here run their own AC, often units from the first build or a later swap. Zoning gives each bedroom and the main hall its own schedule, so empty rooms ease off while the family is out. We confirm the AC type at the survey.
Every villa here came with a private pool and garden, and plots in recent sales pass 10,000 sq ft. Pump, pool lights, irrigation and terrace lighting can share one schedule. Fittings near the seawater lake are specified with sealed housings and marine-grade stainless fixings.
Jumeirah Islands is gated, with 24-hour community security at the entrances. That covers the roads, not your own plot. A video intercom at the villa gate, a smart lock with staff codes and cameras facing the garden and lake give the house its own layer.
Often not for indoor devices. Exterior work, a new gate or extra electrical load usually needs a Nakheel NOC and then a Trakhees permit, which we prepare.
