What changes the price here: townhouse or villa, how many floors you cover, whether your AC is split, fan coil or BMS, and whether you own or rent, which decides between fixed and plug-in devices.
Meydan is the Meydan Group housing district in Nad Al Sheba 1, just south of the racecourse grandstand, inside Mohammed Bin Rashid City. It is a different place from District One, the Meydan Sobha project around the Crystal Lagoon. Here the homes sit in four clusters: 528 two-storey terraced homes in Meydan Heights, 106 Polo Townhouses, 198 gated villas in Millennium Estates, and Grand Views, where townhouses sit beside six-bedroom villas with private lifts. Meydan Avenue adds canal-side flats, and Meydan Horizon is due from 2027.
The main clusters were finished between 2014 and 2018, so the wiring is fairly modern and most jobs are retrofits, not rebuilds. The homes still differ a lot. Meydan Heights terraces sit close together with almost no garden, and many began as airline staff housing, so tenants need kit that leaves no trace. Grand Views villas spread over three floors. At least one larger Meydan villa on record runs fan coil units under a building management system, so we check how your AC is controlled before we quote.
Early Meydan Heights residents wrote about switching on an electric pump every time they wanted water pressure. If your home still has a booster pump, a smart relay runs it on a schedule or from your phone, and a leak sensor warns you if a pipe gives way.
Meydan Heights homes are terraced and built close together, with little or no garden. Cameras need careful aiming to cover your door, driveway and parking bay without looking into the house next door. Privacy masks in the camera app black out any part of the view you should not record.
At least one Meydan villa on record runs fan coil units through a building management system, not simple split units. A Nest cannot drive that. We check whether your AC uses split units, a fan coil panel or a BMS, and specify controls that match it.
Grand Views villas stack three storeys with a private lift, and the biggest Millennium Estates villas reach about 7,371 square feet. One router on the ground floor will not reach the top bedrooms. Wired access points on each floor keep cameras, locks and phones online.
Resident forums from 2014 describe many Meydan Heights homes being used as airline staff housing. Tenants cannot rewire without the landlord’s written consent. Plug-in devices, stick-on sensors and a retrofit lock fitted over the existing one add control and come off cleanly at move-out.
Airline rosters and long work trips leave some Meydan homes empty for days. A video doorbell answers visitors from your phone, leak sensors watch the pipes, and the AC holds a higher setting while you are out, then cools the house before you land.
Indoor devices that replace existing ones rarely need approval. Outdoor items or new wiring may need consent from Meydan or your cluster’s management, and tenants need their landlord’s.
