Sobha Hartland sits in the north-east corner of Mohammed Bin Rashid City, where Ras Al Khor Road meets the Dubai-Al Ain Road, on the edge of the Dubai Water Canal. Sobha Realty built all of it on about 8 million sq ft and kept close to a third of the land green. The first homes, in Sobha Hartland Greens and Hartland Estates, were handed over in 2018. One Park Avenue, Creek Vistas, Waves and Crest Grande followed, alongside the gated Forest, Gardenia and Waterfront villa clusters.
Families are the main buyers, drawn by North London Collegiate School and Hartland International School inside the community, and many flats are bought to rent out. Sobha describes its homes as having provisions for a smart home system covering lighting, temperature, curtains and a video intercom. That usually means cable routes without devices, so most smart home installation in Sobha Hartland is finishing a job rather than starting one. Several apartment buildings run on Empower district cooling, which needs fan coil thermostats, while villas vary.
Sobha’s unit descriptions promise provisions for a smart home covering lighting, temperature, curtains and a video intercom. In most homes that means cable routes and prepared switch boxes, with no dimmers, thermostats or programming yet. We look inside one at the survey and design around what is really there.
Empower agreed in 2023 to supply district cooling to eight Sobha Hartland buildings from its Meydan plant. Those flats have fan coil units, so Nest and Ecobee will not fit. A fan coil thermostat with room schedules trims the usage part of the bill. Villas may run their own AC instead.
Greens flats, Crest Grande apartments and the Forest Villas all sit inside one Sobha plan. Each needs a different setup, from a few thermostats to a full villa system. We design with the same app and devices across home types, so a family moving from a Hartland flat to a Hartland villa keeps its routines.
The 23 Waterfront Villas face the Dubai Water Canal, and many apartment buildings here are sold on their water or city views. Big panes let in heat and glare for much of the day. Motorised blinds that close on a schedule keep rooms cooler and stop the sun fading floors and sofas.
North London Collegiate School and Hartland International School both sit inside Sobha Hartland, and families are its core buyers. A smart lock with a code for each child, door sensors and a hallway light that comes on after dark let working parents see who got home and when.
Handovers are not over here. Crest Grande, with 985 apartments, got its building completion certificate in March 2026, and Sobha lists Sobha Hartland in its 2026 delivery plans. New owners should snag first, test any fitted intercom against the spec sheet, and then add their smart devices.
Indoor upgrades rarely need approval here. For anything outside a villa or on a building’s shared systems, we check the rules with community management before work starts.
