Large custom villas on big plots, set inland between Al Wasl Road and Sheikh Zayed Road. We design the network, lighting, climate, gates and cameras for homes of this size, and coordinate every job through to handover.

Dubai Smart Home designs home automation in Umm Al Sheif, the inland villa district between Al Wasl Road and Sheikh Zayed Road, and coordinates each job through to handover. Typical work covers a wired network, lighting and AC control, gates, cameras and staff access for custom villas and compound homes. Single upgrades start from AED 1,500.
What moves the price in Umm Al Sheif: a finished house or a rebuild with open walls, the floor area, how much of the plot you cover, and the platform you choose.
Umm Al Sheif is Dubai community 367, a grid of numbered roads covering about 1.87 km². Al Wasl Road runs along the north side and Sheikh Zayed Road along the south, while Al Thanya Road marks the line with Al Manara. Property Finder says most homes are large, individually designed villas on plots of 15,000 sq ft and up, in styles from traditional Arabic to contemporary. Two compounds stand apart: Emirates Oasis Villas, with 74 villas of four to six bedrooms, and the six five-bed Verve Villas. Families make up the core, with retirees and senior professionals close behind.
That changes what smart home installation means in an Umm Al Sheif villa. Listings show older houses being sold as renovation projects and brand-new custom builds going up, and a rebuild is the cheapest time to plan cable and an equipment room. Finished homes this size outgrow one router and a few plug-in gadgets. As far as we can find, each villa runs its own AC rather than district cooling, so we confirm the type at the survey. Most plots are not freehold, and some of the biggest homes are let furnished, so the system must pass cleanly between tenants.
Property Finder listings here mix renovation projects with brand-new custom villas. A rebuild is the moment to get the smart home right. Conduit, back boxes, access points and a ventilated equipment room go onto the architect’s drawings, so nothing is chased into finished marble or plaster later.
Plots here start at about 15,000 sq ft, and one furnished villa that made the news had 24,000 sq ft of floor space. Wi-Fi fades across floors, basements and long gardens. A cabled backbone with an access point in each zone keeps cameras, panels and phones connected.
A plot of 15,000 sq ft has a boundary wall of well over 100 metres, often with more than one gate and a garage. Cameras cover each way in and the driveway. Sensors on side gates send an alert to your phone when one opens out of hours.
Every Emirates Oasis villa has a maid’s room, and the larger custom homes run bigger households. Horizon International and Emirates International schools both sit inside the community. Each housekeeper, nanny and driver gets a code for their own doors and hours, and the driver can open the gate without a house key.
Emirates Oasis Villas share a pool, gym and children’s playground, so parts of the site belong to the compound, not to you. The smart home stays inside your own villa and garden: lock, doorbell, AC, lighting and cameras. We check what the compound allows before anything goes on an outside wall.
Khaleej Times reported a furnished Umm Al Sheif villa let for AED 8.5 million over two years in 2024, a record for the area. Homes at that level pass between tenants and property managers. Owner and tenant accounts stay separate, and every code resets when a let ends.
Usually not for device-only work. We found no master developer here, so a job that changes walls or the outside would need a Dubai Municipality permit, which we confirm first.
