What it is and where it fits

The Intesis IN770AIR is the gateway we fit when a Dubai villa has KNX and a VRF air conditioning system. It lets KNX wall panels, thermostats and scenes control each indoor unit. It suits owners and builders of KNX villas, not tenants or homes with a couple of wall splits. The gateway connects to the AC system's own bus, such as Daikin DIII-NET, Samsung R1 R2, Hitachi H-Link or Midea X Y E, and scans the indoor units. For Mitsubishi Electric City Multi it talks over Ethernet to a central controller such as the AE-200. Sizes cover 4, 16 or 64 indoor units, or 15, 50 or 100 Mitsubishi groups. It sends on and off, mode, set temperature, fan speed, vanes, room temperature and faults to KNX. The same box can run Modbus, BACnet or MQTT instead. There is no cloud and no app, so region limits do not apply. What else you need: a KNX system, a 24V supply, sometimes a Mitsubishi central controller, and an integrator with Intesis MAPS. For single units, Intesis sells one-unit INKNX models by brand. Limits: it is rated to 60 C, so keep it in a cooled panel. It does not control chilled-water fan coils. Without KNX or a control system, a Wi-Fi AC controller is simpler.

What to check before you order

Intesis gateways are a common way to bring VRF air conditioning into a KNX villa in Dubai. The IN770AIR fits Daikin VRV and SkyAir, Samsung DVM, Hitachi, Midea and Panasonic systems on their own bus, and Mitsubishi Electric City Multi through a central controller like the AE-200. LG and Toshiba VRF use Intesis INKNXLGE and INKNXTOS models, and single units use one-unit INKNX gateways. Because it works locally, the UAE cloud and app region problems that affect some brand Wi-Fi adapters do not apply. It does not control chilled-water fan coils on Empower, Emicool or Tabreed district cooling, where KNX fan coil thermostats are the answer. Keep it in a cooled KNX panel, since it is rated to 60 C, and put the KNX supply and gateway on a UPS for DEWA cuts. Tenants need written landlord or building approval.

How does it connect to Mitsubishi Electric City Multi?

Not directly to M-NET. It talks over Ethernet to a Mitsubishi Electric central controller such as the AE-200, AE-50 or EW-50. The XXS, S and M sizes handle 15, 50 and 100 groups. If your villa has no central controller, one must be added.

Is there an option for any brand of wall split?

Yes. The INKNXUNI001I200 sends infrared commands to one indoor unit of almost any brand and adds two binary inputs, for example a window contact. It has no feedback from the AC like a wired gateway, so we use it only when no wired option exists.

Does it need a cloud account or an app?

No. The KNX gateway works entirely on your local KNX bus and network. There is no cloud service and no region restriction, which suits the UAE. Setup is done by the integrator with Intesis MAPS software on a laptop.

How is the IN770AIR powered and mounted?

Can it handle Dubai heat?

HMS rates it for 0 to 60 C. That is fine in an air-conditioned KNX panel or plant room with cooling. A panel in a hot garage, roof space or next to a condenser can pass 60 C in summer, so we keep it indoors.

What happens in a DEWA power cut?

The gateway and the KNX system go down with the power unless they sit on a UPS. When power returns, the gateway reconnects to the AC bus and KNX automatically. We put the KNX power supply, network switch and gateway on a small UPS where possible.

Does it work when the internet is down?

Yes. Everything runs locally between the AC bus, the gateway and KNX, so wall panels and scenes keep controlling the AC. Only remote access through your KNX visualisation or remote server needs the internet.

Does it work with chilled-water fan coils?

No. District cooling fan coils on Empower, Emicool or Tabreed are not on a VRF bus. In those apartments and villas we use KNX fan coil thermostats, such as the Siemens RDF800KN, which switch the valves and fan directly.

Who should not buy an Intesis KNX gateway?

Skip it if your home has no KNX or control system, if you only want phone control of one or two splits, or if you live in a tower on district cooling. In those cases a Wi-Fi AC controller or a fan coil thermostat is simpler and cheaper.

Can a tenant install it?

Only with written approval from the landlord or building management, because it connects to the AC system's bus and usually the building's KNX panel. In practice it is fitted by owners of villas and buildings with private VRF systems.

How long does installation and setup take?

Wiring and mounting often take a few hours. Scanning the indoor units in Intesis MAPS, assigning KNX group addresses and linking them to panels and scenes takes longer, often a day on a large villa. It needs an integrator who knows KNX and the AC system.

Is the older INKNX range discontinued?

No. The one-unit INKNX gateways for Daikin, Mitsubishi Electric, LG, Toshiba and others remain in HMS's 2025 and 2026 brand datasheets. The 700 Series Air models add multi-unit capacity on a single gateway for VRF systems.
