Al Reem Island sits about 600 metres off Abu Dhabi Island, and nearly 60,000 people lived there in 2024. The island has no single developer. Tamouh built Marina Square, whose 13 residential towers hold about 3,440 flats. Najmat is the township developed under the Reem Developers name, now home to the GEMS World Academy campus. City of Lights is a 60-tower district set up jointly by the island’s three original developers. Property Finder’s profile of the island is mostly young professionals and students, with families a smaller group. Flats change tenants often, and investors own many of them. Many towers run on district cooling, so your AC is a fan coil unit in the ceiling, not a split unit. The company behind it varies: Tasleem bills a Reem Island tariff, Najmat has its own plant, and PAL Cooling works here too. Since April 2023 the whole island has been part of ADGM, with its own courts and property register. Residents of Marina Heights in Marina Square and Hydra Avenue in City of Lights both report no guest parking, so visitors use a paid lot across the road. A relay that rings the lobby buzzer on your phone, plus a door code, lets a friend or cleaner come straight up.
Young professionals and students make up most of the island’s renters, and investors let many flats in every district. A keypad lock gives each tenant a personal code on move-in day. At move-out the owner deletes it from a phone, with no locksmith and no copied keys left behind.
One Marina Square resident describes massive windows looking over the marina and the city. City of Lights sits on the waterfront, and Pixel sits beside the sea. Motorised blinds close against the midday glare and open again for the evening view, on tracks fixed inside the flat.
Bayut’s City of Lights guide notes that many projects on the island are still being built. At The Wave in Najmat, one resident described months of drilling from 9am to 5pm while a lower floor became offices. A noise sensor logs when it happens, and white noise helps a baby nap.
Modon’s Reem Hills is the island’s villa district, and it is still being built. One broker listing promises smart home technology in every villa, while Modon’s own page does not. Ask for the spec sheet, then plan locks, gates, pool and cooling control from the floor plans.
Plug-in devices need none. Work on shared risers, the facade or cooling pipes needs your tower management’s agreement, and tenants need the landlord’s. Each district here has its own developer.
