Smart home installation in the towers of Shams Abu Dhabi.

Shams Abu Dhabi is the district Sorouh Real Estate built on Al Reem Island, about 600 metres off Abu Dhabi Island. Sorouh merged into Aldar in 2013, and Aldar manages the district today. Sun Tower and Sky Tower came first, finished in 2010 and handed over from early 2011. They were among the first towers in the capital to sell freehold flats to non-Emiratis. The three Gate Towers followed, joined at the top by a sky bridge, with the lower Arc beside them. Oceanscape, Parkside Residence and Meera Shams complete the list, and the Shams Boutik mall has a Waitrose for the weekly shop.

Flats change tenants often, and some are let to short-stay guests. Tabreed’s S&T Cool plant chills the Gate Towers, The Arc, Sun and Sky Towers and Shams Boutik, so your AC is a fan coil in the ceiling. Most of these buildings went up between 2009 and 2014, before smart homes were common. So we plan around what each flat already has, and the work stays inside it.

Tabreed chilled water

Tabreed’s S&T Cool plant serves the Gate Towers, The Arc, Sun and Sky Towers and Shams Boutik by name. Your AC is a fan coil unit, so Nest and Ecobee cannot run it. A fan coil thermostat on a schedule trims the usage charge, while the fixed capacity charge stays the same.

Windows that stay shut

A Gate Tower resident who loved the pools, gyms and cinema still named one big drawback: the windows cannot be opened. With no breeze to fall back on, the fan coil does all the work. Scheduled cooling, an air quality sensor and a purifier keep a sealed flat comfortable.

Tenants and guests change often

Serviced apartments in Gate Tower already sell self check-in through a smart lock. Across the district, flats change tenants often and some host short-stay guests. A code lock gives each tenant, cleaner or guest a separate code, and you cancel it from your phone when they leave.

Glare high above the water

The Gate Towers rise past 60 floors and Sky Tower reaches 80, with open water below and little nearby to cast shade. Motorised blinds close before the fiercest sun and open again for the evening view. Their tracks fix inside the flat, because the glass belongs to the building.

False alarms at height

A Sky Tower resident wrote that the fire alarm was usually false, but she still pictured 57 flights of stairs while nine months pregnant. The building’s fire system stays untouched. A smart smoke sensor and leak sensors in your own flat tell your phone whether the trouble is inside your home.

Concrete cores, crowded Wi-Fi

Towers this tall are built around thick concrete cores, and hundreds of neighbouring routers share the same airwaves. Far bedrooms and home offices often lose signal. One or two mesh points, placed after a room-by-room test, keep locks, thermostats and video calls online.

    Free survey
    We visit your flat and check the fan coil panels, ceiling space, front door, window tracks and Wi-Fi in each room. We note the tower and its cooling provider, then send a fixed quote.
  2. 02
    Building sign-off
    We get your tower’s contractor rules in writing and prepare the pack it asks for: trade licence, insurance and team names. Anything shared, such as risers or the facade, needs the building or Aldar community office to agree first.
  3. 03
    Install
    Work goes room by room within the tower’s permitted hours, using the service lift where the building asks. Most studio to two bedroom flats are finished in one or two days.

    Handover
    You get the app, a walk-through and a guide for tenants or guests. Workmanship on the system is covered for 12 months, and a few products set their own terms.

Which part of my Tabreed cooling bill can a smart thermostat cut?

Only the part that measures what you use. Tasleem, the company that bills for Tabreed, publishes a 2026 Reem Island tariff in three parts. You pay AED 0.299 per ton-hour used, a fixed AED 81.435 a month for each ton of capacity, and a service charge of AED 53.38, plus VAT. The last two arrive even when the flat is empty. Schedules and an away mode only trim the first.

Is chiller included in the rent in Shams Abu Dhabi?

Sometimes. Bayut runs a separate search for chiller-free rentals on Al Reem Island, so some landlords fold cooling into the rent. Many Shams Abu Dhabi flats get their own Tasleem bill instead. Ask before you sign. If cooling is already included, a smart thermostat still makes rooms more comfortable, but it lowers nothing you pay.

Not by any figure we can prove. We found no Abu Dhabi index that adds rent for smart devices. What a smart flat can do is stand out in a crowded market. Does Al Reem Island’s move into ADGM change anything for my smart home?

Is my Shams Abu Dhabi lease registered on Tawtheeq?

Possibly, but it is not settled, so check your contract. Tawtheeq is the tenancy registration system for mainland Abu Dhabi. Al Reem Island moved into ADGM, which has kept its own property register since 2025. We could not confirm whether Tawtheeq still covers leases here. Ask your landlord or agent. Registration does not decide which devices you may add; your contract and landlord do.

How long does a smart home install take in a Gate Towers flat?

Can the work happen in Sky Tower, which also has offices and a hotel?

Yes, once building management agrees. Sky Tower has 80 floors and holds 712 homes, 474 offices and 112 hotel units in one building. A tower with that mix can have stricter rules for contractors, lifts and deliveries than a purely residential one. We ask the management for its working hours and lift rules first, and the work is planned around them.

Can a flat in the 2010 Sun and Sky Towers be automated without rewiring?

Yes. Sun Tower and Sky Tower were finished in 2010 and handed over from early 2011, long before smart homes were common. We assume there is no spare conduit in the walls. Most of the plan runs on battery and wireless devices. Thermostats reuse the wiring behind the fan coil panel, and anything else goes in the ceiling void inside your flat.

Can installers drill into the walls of my Gate Towers flat?

Small fixings, yes, with the owner’s agreement. Cutting channels for new cable in a tall concrete tower is a different job, and the design avoids it. Locks, sensors and thermostats need no new wiring in the walls. Blind tracks go on the ceiling or the window reveal inside the flat. Nothing is fixed to the facade, which belongs to the building.

Will a Nest, Ecobee or Sensibo work in my Gate Towers flat?

No. Your AC is a fan coil unit fed with Tabreed chilled water, with no compressor of its own. Nest and Ecobee are built to switch compressors. Sensibo copies an infrared remote that your wall panel does not use. A fan coil thermostat, such as the Salus FC600 or Aqara Smart Thermostat S3, opens the valve and sets the fan speed instead.

The windows in my Gate Tower flat do not open. How do I keep it comfortable?

Let the fan coils do the work on a schedule. One Gate Tower resident said the only big drawback was windows that cannot be opened, so cooling is your main lever. Thermostats can cool bedrooms before bedtime and ease off when you leave. Blinds that close before the strongest sun cut heat gain, and an air quality sensor can start a purifier.

How do motorised blinds fit on floor-to-ceiling glass in Shams Abu Dhabi?

Motors run on tracks screwed to the ceiling or into the window reveal, not the window frame. The frame is part of the tower’s outer skin, which the building owns. A sheer plus a blackout layer handles the midday glare off the water. A sunset scene opens them again, so you get the evening view back without touching a switch.

A bedroom at the far end of my flat keeps losing Wi-Fi. What fixes it?

Sometimes, with an add-on. The lobby intercom serves the whole tower, so nobody can replace it for one flat. Some handsets accept a small relay that forwards the buzzer to your phone without touching the building’s wiring. Yes, since 17 September 2026, if the owner authorises it. DCT Abu Dhabi’s updated rules let tenants and people authorised by owners operate holiday homes, where before it was mainly owners. I rent in the Gate Towers. What can I add without asking the landlord?

Devices that leave no trace when you remove them. Smart bulbs, plugs, battery sensors and clip-on curtain motors need no drilling or rewiring. Replacing the front door lock or the fan coil wall panel is different, so get the landlord’s agreement in writing first. Keep the original panel boxed and labelled, ready to refit when you move out.

Can my doorbell camera watch the corridor in a Shams Abu Dhabi tower?

Keep it on your own door, not the corridor. A camera should cover your own property only, never a neighbour’s door, window or the shared hallway. Abu Dhabi has its own rules, separate from Dubai’s, and we check any requirement for your building. Most video doorbells let you mask part of the view to keep a neighbour’s door out of shot.

What do I sort out with TAQA Distribution and Tasleem when I move out?

Two separate accounts. TAQA Distribution, formerly ADDC, bills electricity and water, and Tasleem bills cooling in the Tabreed towers. Tasleem publishes its own account closure guide, so settle both final bills. For water questions, TAQA Water Solutions has its head office inside Sky Tower. Then take your wireless devices with you, and refit any original fan coil panel before the inspection.

Is Shams Abu Dhabi the same as the Shams Dubai solar scheme?

No. Shams Abu Dhabi is a tower district on Al Reem Island, in the capital. Shams Dubai is a rooftop solar programme in the other emirate, with no link to this area. Flats here share one roof, so rooftop solar is not something a resident can add. Savings here come from cooling schedules, smart plugs and lights that switch off.

Is Shams Abu Dhabi part of Al Reem Island?

Yes. Shams Abu Dhabi is the district Sorouh Real Estate developed on Al Reem Island, which sits about 600 metres off Abu Dhabi Island. Since March 2026, a new bridge with walkways and cycle paths links it directly to the rest of the island. A second new bridge gives Al Reem Island a direct route towards Saadiyat Island.

Usually yes, but check the title for your building. Al Reem Island is one of Abu Dhabi’s nine investment zones under Law No. 19 of 2005. Sun and Sky Towers were among the first towers in Abu Dhabi to sell freehold flats to non-Emiratis. Parkside Residence is listed as leasehold, though. Owners decide on changes inside their flat, within building rules, while tenants need the owner’s agreement.
