Dubai Smart Home designs home automation in Mohammed Bin Zayed City, the villa suburb between Zayed City and Mussafah, and coordinates each job up to handover. For an MBZ City family villa, the usual plan covers AC control room by room, a majlis scene, gate and staff codes, cameras and Wi-Fi. Prices start from AED 1,500 for a single upgrade.
Here the villa sets the price: the number of AC units, separate zones for the majlis and maid’s room, and whether one or two households live in it. The largest villas can reach AED 350,000.
Mohammed Bin Zayed City, known to most people as MBZ City, is a government-planned suburb on the Abu Dhabi mainland, between Zayed City and Mussafah. Work on it began in 2006. It now spreads over about 45 square kilometres, split into more than 30 numbered zones such as Zone 19 and Zone 24. Al Ain Road (E22) reaches central Abu Dhabi in about 22 minutes. Most homes are standalone or semi-detached villas of two to eleven bedrooms, many with a majlis, a maid’s room and a garden. Zone 2 adds low-rise flats, and some villas are divided into portions with their own entrances.
MBZ City is not a freehold area, so the villas belong to UAE and GCC nationals. Emirati families live here beside expat tenants, with Indian and Pakistani households well represented, and some villas are shared by two households. Villas run their own AC on power from TAQA Distribution, and we found no district cooling network here. Bayut puts rents and prices below Khalifa City A on the airport side, with fewer flats. For smart home installation in Mohammed Bin Zayed City, that points to AC control room by room, separate locks for each household and staff member, and wireless kit a tenant can take along.
Bayut’s guides to Zone 6 and Zone 26 describe villas with a separate majlis and family hall. Each room gets its own lighting and AC scene, so the majlis can be cool and bright for guests while the hall stays exactly as the family left it.
Larger villas here are often let as portions with their own entrances, or shared by two families. Each door gets its own smart lock and codes, and each portion its own AC control. The owner can reset one portion’s codes between tenants without calling a locksmith.
We found no district cooling network in MBZ City, so every split or ducted unit runs on your TAQA Distribution electricity bill. Schedules and room sensors switch off units in empty bedrooms and the majlis, then cool the house again before the family gets home.
Zone 1 villa guides list a maid’s room as standard. Give the housekeeper her own code for the service door and the driver a gate-only code, each with set hours. The door log shows who came in, and one tap ends a code on someone’s last day.
A router in the hall rarely reaches an upstairs bedroom, the maid’s room and the gate of a big villa, least of all through concrete and marble. Wired access points on each floor, plus one outside, keep the locks, cameras and intercom online.
Bayut’s zone guides say public transport is thin here and residents need a car. The gate can open from your phone as you pull in, the garage door follows, and the AC can start as you leave central Abu Dhabi, about 22 minutes away on Al Ain Road.
MBZ City has no master developer or community office, so no developer NOC applies. Structural work needs a DMT permit through TAMM, and tenants need the landlord’s written consent.
