Yas Island is a 25 sq km man-made island in Abu Dhabi, reached by the E10 from the city and the E11 from Dubai. Miral builds and runs the attractions: Yas Marina Circuit, Ferrari World, Warner Bros. World, Yas Waterworld, SeaWorld, Yas Mall and Etihad Arena at Yas Bay. Disney and Miral announced Disneyland Abu Dhabi for the island in May 2025. The homes are mostly Aldar’s. Apartments line the canal at Water’s Edge and Gardenia Bay and sit beside Yas Links at Ansam and Mayan. Townhouses and villas fill Noya, Yas Park Gate, The Sustainable City, West Yas and Yas Riva. Yas Acres is one more community among them.
Residents are Emirati and expat families, airport and aviation staff, people who work in the hotels and parks, golfers, and investors who let their homes. Most homes are recent. West Yas handovers began in June 2018, and Aldar has launched Noya Viva, Yas Park Gate, Gardenia Bay, Sama Yas, Yas Riva and Yas Living since 2021. So smart home installation on Yas Island is mostly new-build work rather than rewiring. Tabreed has more than 59,000 refrigeration tons contracted on Yas Island, yet no list shows which homes are connected. A cooling bill beside your TAQA bill means fan coil units, which Nest, Ecobee and Sensibo cannot run. No cooling bill means split or VRF units. We check before choosing controllers.
One island holds very different homes: a Gardenia Bay studio, a two-bedroom Noya townhouse, a four-bedroom West Yas villa and a six-bedroom Yas Riva villa with its own dock. Each needs its own plan for AC, locks and Wi-Fi, so we survey the home instead of quoting from a bedroom count.
Water’s Edge, Gardenia Bay and Yas Riva sit on canals, and Mayan looks across mangroves. Humid, salty air pits cheap metal left outside. Aldar keeps launching on Yas: Yas Park Gate in 2022, Gardenia Bay in 2023, Yas Riva in 2024 and Yas Living in October 2025, which sold out within days. The weeks between handover and move-in are the cheapest time for cable, before furniture and curtains arrive.
Investors are one of the island’s main buyer groups, one Abu Dhabi agency says. Smaller flats tend to go to working professionals, and townhouses and villas to families on longer leases. A keypad lock gives each tenant, cleaner or holiday guest a dated code you can change from abroad.
Yas communities have security and maintenance teams on duty around the clock. They look after roads, gates and lobbies, not your front door or garden. A video doorbell, door sensors and cameras aimed at your own plot close that gap, with alerts on your phone wherever you are.
Plug-in devices need no approval. Before work on shared walls, facades or cooling pipes, check with your community management office. Structural changes go to DMT via TAMM.
