In Yas Acres the price follows the plot: townhouse or detached villa, how many AC zones, whether the garden and pool face the course, and whether the home is still empty after handover.
Yas Acres is Aldar’s villa and townhouse community on the north shore of Yas Island, set apart from the theme parks and the circuit. Aldar called it its largest project when it launched, and sold it to buyers of every nationality from day one. The homes wrap around the Yas Acres Golf & Country Club, a 9-hole course by Fry/Straka, with water and mangroves along the edge. Aldar has released it in phases, including The Cedars, The Magnolias, The Dahlias and North Bay, with handovers under way by April 2020. The Orchids sold out at its June 2026 launch.
The community draws Emirati and expat families. At The Orchids launch, 54% of buyers were UAE nationals and 73% were buying from Aldar for the first time. Homes run from two-bedroom townhouses to six-bedroom villas of about 8,600 sq ft, many with golf views. Listings show central AC in each home rather than district cooling, and TAQA Distribution supplies power and water. The Magnolias came with solar water heating as standard. So smart home installation in Yas Acres centres on AC zoning the owner fully controls, gate and pool automation, and privacy for gardens that face the course.
Agents market golf views hard here, with listings for first-row and full golf-view villas. The catch is that golfers and buggies pass with a clear view into your garden and pool deck. Blinds on the course side close on a timer, and garden lights come on at dusk.
Listings for The Dahlias and The Magnolias show central AC in each home, not a shared chiller. That puts the whole cooling cost on your TAQA account, and every degree you save shows there. Zoned control cools the rooms in use and lets empty bedrooms rest through the day.
This is a family community. Many larger villas have room for a private pool, and The Orchids adds a kids’ pool at its club. A sensor on the pool gate or door, an alarm and a camera on the deck warn your phone when a child gets near the water.
Yas Acres has been handing over homes since at least 2020. The Magnolias and The Dahlias followed in 2024, and The Orchids is reported for 2030. Owners of finished homes need wireless retrofits, while Orchids buyers still have time to ask Aldar about wiring before the walls close.
Aldar sells Yas Acres as a waterfront community, and The Dahlias sits by mangroves that run into the Arabian Gulf. Humid, salty air corrodes exposed metal and gets past weak seals. Gate motors, cameras and irrigation boxes on our plans are sealed, with stainless or coated fixings.
Plots in Yas Acres start at about 5,489 sq ft, by one agency’s count. A router in the living room rarely reaches the gate, the pool deck and the cameras along the back fence. Mesh units or cabled access points carry a strong signal to every outdoor device on the plot.
Plug-in devices need no approval. Wired work that changes walls, the facade or the garden goes to Aldar’s community management first, and structural work also needs a DMT permit.
