What it is and where it fits

This is the wall thermostat for a chilled water fan coil unit, which is the AC control fitted in most Dubai apartments and towers on district cooling. It replaces the basic developer-fitted stat next to your door. Behind the faceplate it switches the fan across three speeds and opens or closes the motorised valve that lets chilled water through the coil. Two versions exist and they are not interchangeable. The 2-pipe model drives one valve and suits buildings that only send chilled water. The 4-pipe model drives separate cooling and heating valves. An electrician needs to read the existing wiring and count the pipes at the unit before you order. The smart part is built in. It has 2.4GHz WiFi on board, so there is no gateway or Zigbee hub to buy alongside it. It joins your router, pairs with the MOES app or Smart Life, and answers Alexa and Google Home for voice and remote control. You get schedules, a holiday setback and a temperature reading you can check from the office. Be clear about what MOES is. It is the affordable Tuya option next to Aqara, Sonoff and Tapo, not a premium brand. At roughly AED 130 to 160 it costs a fifth of an Aqara W400, and reviewers report the internal sensor reading a degree or so high, which you correct with the calibration offset in the app. It is hardwired, it needs Live and Neutral at the box, and it is the wrong product for ducted split systems, heat pumps and 24V low voltage stats.

What to check before you order

Fitment here is not a plug question. This is a fixed-wired thermostat that sits in the wall box where your current FCU control is, so Type-G sockets do not come into it. On the mechanical side we can confirm it, because MOES publishes the dimensions for this model: an 86mm square faceplate over a 60mm lug pitch with about 50mm of depth needed behind. That is the standard box already used behind FCU stats in Dubai apartments, towers and villas, and it also fits a 60mm EU round box. Wiring is the part to check. It runs on 220-240V mains and needs both Live and Neutral in the box. There is no no-neutral mode on this model, unlike the MOES wall switches, so in older buildings around Deira, Karama or Satwa we test for a neutral before anything is ordered. Our licensed electricians isolate the circuit at the board, record the existing fan and valve wiring, then swap the unit and commission it. Please do not open a live FCU circuit yourself.

MOES in the UAE. A value brand in the Tuya and Zigbee ecosystem, sold in the UAE mainly through its own Amazon.ae store with genuine local stock and review history. Best known among smart-home enthusiasts for retrofit modules, no-neutral switches and scene controllers rather than as a household name. Most devices run on the Smart Life or Tuya app, and the Zigbee ones need a MOES or Tuya gateway. Note that MOES rarely states the wall-box pattern on its switch listings, so we confirm back-box fit before fitting one.

Is this a plug-in product? Do I need a Type-G socket?

No socket is involved. It is hardwired into the FCU control cable at the wall, exactly like the thermostat it replaces. There is no plug, no adapter and no battery. Power comes from the building's 220-240V supply through the wiring already sitting in the back box.

Does it need a neutral wire?

Yes. Live and Neutral must both be present in the box. There is no no-neutral mode on this model. FCU thermostat positions in Dubai normally do have a neutral, because the old stat also powered the fan, but we test on site before ordering rather than assume it.

Do I need a MOES or Tuya gateway?

No. This model has 2.4GHz WiFi built in and joins your home router directly, so there is nothing else to buy. Only the Zigbee products in the MOES range need a gateway, and this thermostat is not one of them. Alexa and Google also connect without a bridge.

Can I fit it myself or do I need an electrician?

Use an electrician. The circuit behind an FCU stat carries mains voltage and drives a valve actuator and a fan motor. Mixing up the valve and fan terminals can leave a coil stuck open or a fan running flat out. Our team isolates the circuit, transfers the wiring and commissions it.

Will it work in an older Dubai apartment?

Usually yes, and older buildings are where it earns its money, because the original stat is often a plastic dial with no schedule at all. The two checks are a neutral at the box and the pipe count at the fan coil. Both are settled in one short site visit.

How do I know whether I need the 2-pipe or the 4-pipe version?

Count the water pipes at the fan coil unit. Two pipes means one flow and one return, so one valve, and that is the common setup on Dubai district cooling. Four pipes means separate hot and chilled circuits with two valves. They are different SKUs and cannot be swapped later.

Will it control my split AC that runs on a handheld remote?

No. A wall-mounted split with an infrared remote has no wall thermostat to replace. For those rooms you want an infrared controller such as the Sensibo Air or the tado AC Control, which sits on the wall, learns the remote codes and needs no electrical work.

Can I use it on ducted or central AC?

No. MOES states plainly that it is not for ducted splits, central ducted systems or heat pumps. The unit is built to switch a fan and a chilled water valve, nothing else. Fitting it to a ducted system risks damage and will not give you proper control of the air handler.

My current thermostat is 24V. Can I swap this one in?

No. This is a 90-240VAC mains product. A 24V low voltage control loop needs a 24V stat, and MOES sells a separate DC model for that, which is also listed in the UAE. The two look almost identical online, so check the voltage printed on the back of your existing stat first.

What happens if the internet or WiFi goes down?

The thermostat keeps cooling. It is wired straight to the fan coil, so the buttons on the panel and the schedule already stored keep working normally. You lose app access, voice control and remote changes until the router is back. Nothing needs re-pairing once the connection returns.

Is the temperature reading accurate?

It is rated at plus or minus 0.5C, but the recurring complaint across the Amazon reviews is sensor drift, usually reading warm because the wall and the electronics behind the plate add heat. The app has a calibration offset. We check it against a separate thermometer at handover and set the offset.

My fan coil has no motorised valve, only a fan speed switch. Will this work?

Partly. It will still run the three fan speeds, but with no valve to close, chilled water keeps passing through the coil and the room cools by fan alone. Adding a two-port motorised valve at the coil is a small job and gives you real temperature control.

What does it cost and how do I buy it from you?

How many will I need for a two bedroom apartment?

Does it work on 5GHz WiFi?

No, 2.4GHz only, like most budget smart devices. If your router broadcasts one combined network name, split the bands or use a 2.4GHz guest network while pairing. Once it is paired the connection holds. This is the single most common setup problem on newer Etisalat and du routers.
